Welcome to the Kingsley Project.

This project came with a clear brief: the home needed to feel private without feeling closed in, and the window coverings had to work with the architecture rather than sit in front of it.

Working alongside the interior design team, we specified Luxaflex roller blinds paired with custom curtains across the main living and bedroom spaces. The roller blinds handle light filtration and privacy at the window level. The curtains add softness and acoustic weight to rooms that would otherwise feel hard at the edges. Layering the two gives the homeowners more usable positions throughout the day than either one alone would.

The west-facing bedrooms presented the more specific problem. Afternoon sun on a harbour-facing facade builds heat quickly — and an internal blind, however good the fabric, is managing that heat after it's already entered the room. Renson Fixscreens on the exterior intercept solar radiation at the glass before it becomes a thermal problem inside. The harbour view stays clear. The bedrooms stay comfortable.

Two different problems. Two different solutions. That's usually how these projects run.

Most people with a west-facing room try internal blinds first.

They help with the light. They don't help with the heat. By the time you close an internal blind, the solar energy has already come through the glass and is sitting in the room.

External shading works differently. It intercepts the heat before it hits the glass - which means it never enters the building in the first place. The room stays cooler. The blind doesn't have to be closed all afternoon to make the space liveable.

The honest limitation: external shading requires structural fixings and isn't possible on every facade. That's the first thing we check.

For a west-facing room that's been uncomfortable for years, this is usually where the conversation ends up.

Motorised curtains have moved from being a luxury specification to something we're being asked about on most residential projects.

The shift makes sense when you think about how curtains actually get used.

A manual curtain on a large window or sliding door requires enough clearance to reach the track, enough force to pull it across, and enough patience to dress it back into position every time. On a 4 metre span that's a daily task. Most people stop doing it properly within a week and the curtain sits wherever it landed last.

A motorised system runs on a track with a quiet motor - operated by a wall switch, a remote, or a phone. The curtain travels the full span in a few seconds and stops exactly where it's told to. Every time.

The practical benefits compound quickly. Morning light is managed without getting out of bed. Curtains close at the same time each evening without anyone thinking about it. For high windows or skylights where a manual track would be unreachable, it's the only option that actually works day to day.

For large spans, high windows, or anyone who genuinely wants the covering to function as intended, they usually pays for itself in how often the space actually gets used the way it was designed.

If you're mid-renovation and working through window covering decisions, now is the time to put power to the track location - not after the walls are closed.

This is the detail most people never see - and that's the point.

The first image shows the floor at the base of a pivot door. No threshold. No hinge. No hardware interrupting the floor plane. Just the door meeting the terrazzo flush, with a hairline gap that runs clean across the opening.

The second image shows how that's achieved. The Arlu Pivotica Pro floor fitting - a brushed steel pivot plate that sits into the floor and takes the full weight of the door through its base. The door rotates on this point. Everything above it is uninterrupted timber.

On a heavy door, a standard side hinge pulls at the frame over time. The weight is distributed wrong - all of it hanging off the edge rather than sitting through the base. A pivot system solves this structurally, not just aesthetically. The door operates the same way on day one as it does ten years later.

The Pivotica Pro handles doors up to 150kg. It suits full-height architectural doors in contemporary homes and commercial spaces where the floor-to-door detail is part of the design intent. For standard interior doors, the 45kg Argenta Pivotica is the more appropriate specification.

If there's a window or a space in your home that's never quite worked, there's usually a reason.

Most of the time it's not complicated. The wrong product for the orientation. A covering that was chosen for how it looked rather than what the room actually needed. A brief that started with "what do you want?" instead of "what's wrong?"

We've been doing this for 35 years. The conversations that end well - where the client is still happy five or ten years later - almost always started the same way. Not with a product. With a problem.

A blockout curtain on a large window solves one problem and creates another.

When it's open, it stacks. On a wide window or sliding door, that stack covers 20 to 30 centimetres of glass on each side -permanently. The window you wanted to enjoy is already partially blocked before the day starts.

The combination that works better for living spaces is a blockout roller blind with a sheer curtain in front.

The blind simply rolls in a discrete way. When you need the room dark, it can be dropped. The sheer sits in front and handles the day: filtered light, soft privacy, nothing stacking at the sides.

Three usable positions instead of two. It might not be right for every single room . But for a living room where the glass is a feature and you occasionally need darkness, this is usually where the conversation ends up.

Roller blinds or shutters?

Most people choosing a roller blind are choosing it because of cost. That's fine - but it's worth being clear that cost and the right product for the room are two separate questions.

Shutters aren't a fixed covering. They open and close like any other blind - the difference is the louvre. You can sit the blades at any angle: a bit of light, a bit of privacy, air still coming through. You don't have to choose between them. For a bathroom or a street-facing room where you want all three running at once, that's genuinely useful.

A west-facing bedroom at 3pm is a heat and sun problem. Shutters manage it through the louvre angle - you're redirecting the light, not blocking the room. A roller blind puts a fabric across the full window. Both work. Which one works better depends on the window, the room size and how you're actually using the space at that time of day.

Roller blinds give you more range on filtration - sheer to full blockout - and when they're up, they're completely out of the way. For rooms where you want the window fully open with nothing in front of it, that matters.

Neither one is universally better. The right answer starts with what the room needs to do.

The right question is "what's actually wrong with this window?"

A west-facing room at 3pm in January isn't a blind problem. It's a heat problem. The blind is just the last line of defence. If it's doing all the work, the wrong decision has already been made further up the chain.

A north-facing room with a privacy issue is a completely different brief. So is a bedroom that's fine during the day but feels exposed at night once the lights come on.

The product only makes sense once you've answered the room question first. Direction. Time of day it's worst. Whether the problem is heat, glare, privacy, or all three.

That's the conversation worth having before anything gets measured or quoted.
