👉 It’s not the economy.
👉 It’s something you probably signed without realising: Variations.

When most people think about building or renovating, they assume the price they sign on is the price they’ll pay.

But here’s the catch: if your contract is packed with Provisional Sums, vague specifications, or “to be confirmed” line items, you're exposed to variations. And that’s where things can unravel.

A variation is any change to the original contract scope. Sounds simple, right? But in practice, variations can cause:

When you’re building or renovating, variations are formal changes to the original scope of work outlined in your building contract.

On paper, they’re just a contractual amendment.
In reality, they’re one of the most common sources of budget and timeline blowouts in residential construction.

Here’s why they matter, and what to watch for:

For homeowners, variations often mean:
😞Unexpected cost increases
😞Delays in the construction schedule
😞Confusion around why something suddenly changed

For professional builders, even when done honestly, variations can mean:
👎Re-quoting and re-scoping mid-project
👎Adjusting schedules and subcontractor timelines
