“It’s only a small space. Why does styling cost so much?”

We hear this one a lot. And it's a fair question!

While a 1-bedroom apartment might need less furniture than a 4-bedroom home, the work behind the scenes isn't all that different.

- There's still a site visit, quoting, furniture selections, scheduling, stock preparation, staff, trucks, installation and collection.
- Our furniture still sits in the property for 4–6 weeks, and when the campaign ends, we do the whole process in reverse.

Less furniture doesn't necessarily mean less work.

Of course, larger homes generally cost more to style, but smaller properties still require the same planning, logistics and professional care. Because you're not just paying for the furniture you see. You're paying for the people, expertise and entire process that brings it all together.

One location. Six spaces. A whole lot of creative possibilities.

Last week, the KE team headed to Collingwood for something a little different from our usual property styling installs.

We transformed six empty spaces into styled settings for a commercial photography shoot, including a reception area, creative studio, boardroom, office, breakout space and accommodation suite.

Each space was thoughtfully curated with different furniture, colour palettes, textures and styling details to create a variety of looks and maximise the content captured on the day.

From planning and furniture selections to installation and those all-important finishing touches, our team brought each setting to life.

A reminder that styling isn't just for selling homes. We also create spaces for commercial photography, marketing campaigns and brand content.

And we absolutely love getting creative with projects like these!

If a buyer has to ask what a room is for, the presentation has some work to do.

Empty rooms MIGHT make sense when you’re standing in them.

Online? Probably NOT.

Without furniture, buyers struggle to understand scale, purpose and layout, and suddenly a perfectly good living room looks tiny, awkward or just a little… confusing.

Property styling gives buyers the visual cues they need to understand a home quickly.

Where does the sofa go?
Can we fit a dining table?
Is that bedroom actually big enough?
How would we live here?

Good styling answers those questions before the buyer even realises they’re asking them. Because “use your imagination” probably isn’t the strongest marketing strategy. 😉

A room can have too much of a good thing.

When styling a property for sale, it can be tempting to think an empty corner is a problem that needs solving with another piece of furniture.

But good styling isn’t about filling every available space.

It’s about looking at the room as a whole — the proportions, natural movement, architectural details, sightlines and how it will translate in the final look.

For this home, the stronger result came from being selective rather than adding more.

The furniture needed to define the spaces without overwhelming them, while giving the architecture and layout room to speak for themselves.

That’s where a considered property styling strategy makes a difference.

Every piece should have a reason to be there.

Adding: professional furniture assembler to our teams skill set!!

New stock day is a little bit Christmas around here.

But before something earns a spot in the KE warehouse, we ask a few practical questions. Does the scale work? Will the texture add something? Can we use it thoughtfully across different homes?

We love a beautiful piece. We love it even more when it has a clear job to do.

One of the biggest mistakes we see? Leaving styling until the last minute.

The best time to start the conversation is before everything else is locked in.

That gives us time to look at the property properly, understand the buyer, work out what stays, what goes and where your money is actually worth spending.

Ideally, we recommend getting in touch around 3–4 weeks before photography — and earlier for larger homes or properties needing a little more preparation.

Because good property styling doesn’t start when the furniture arrives.

It starts with a plan.
