💡 The light works. But does it work for the room?

Builder-grade lighting is usually chosen for one reason: function. It provides light but it rarely adds much to the design.

Look at the difference one upgraded fixture makes in this bedroom.

The new light doesn’t just illuminate the room. It draws your eye up, adds visual interest and makes the space feel more polished and complete.

My Design Tip: Think of lighting as part of your décor. Just like artwork, rugs and furniture, the right fixture can help define the style of a room and create a completely different mood.

And if you're thinking about selling, lighting is one of those details buyers notice. A dated or basic fixture can make a room feel less finished while the right fixture can help elevate the overall impression of the home.

You don’t necessarily need an expensive fixture either. Scale, style and placement often matter more than price.

Another beautiful occupied home is SOLD! 🎉

We recently had the opportunity to stage this rural property in Duntroon and just three weeks after hitting the market it has officially sold.

In today’s buyer’s market selling a rural property in just three weeks is something worth celebrating, especially when the sellers thought it would take 6-9 months. Rural homes can naturally have a smaller buyer pool and buyers today have more choice and more time to compare properties. That makes strong presentation even more important.

Our goal with this occupied staging was to work with what the homeowners already had and make strategic changes and enhancements that would help the home photograph beautifully and connect with the right buyer.

QUICK HOME STAGING TIP 🏡

It may seem counter-intuitive to place a large piece of furniture under a window. But when you’re preparing a home to sell, it can actually help highlight one of the home’s best features — the view.

Placing a sofa, console or other substantial piece beneath a window naturally draws the eye toward that area and encourages buyers to notice what’s beyond the glass. This can be especially effective when the home has a spectacular view that deserves attention.

The key is scale. The furniture should be low enough that it doesn’t block a significant portion of the window or compete with the view. You want it to frame and highlight the feature — not hide it.

Good staging is about understanding where you want the buyer’s eye to go and using furniture placement to guide them there.
