The most luxurious thing in a room may be the space deliberately left unfilled.

Large rooms are often treated as an invitation to add more. But scale is not resolved through quantity. It is resolved through proportion, circulation and the relationship between the furniture and the architecture.

In a primary suite, the space around the bed, between seating and along every path of movement is not leftover space. It is part of the design.

This planning should begin before the furniture is purchased. The floor plan, windows, lighting, electrical locations, millwork and furniture placement should be considered together so the finished room feels effortless—not simply full.

Privacy has always mattered. What is changing is how deliberately it is shaping luxury residential design.

Sotheby’s International Realty’s 2026 Luxury Outlook identifies safety and privacy as priorities reshaping the way luxury homes are designed.

Around Calgary, privacy may begin with land—a ranch, an acreage or a country estate. But property lines and gates create only the outer layer.

Inside the residence, privacy depends on sightlines, acoustics, circulation and the separation between shared and private spaces. It influences what guests can see upon arrival, how sound travels and how distinctly the primary suite is separated from the social life of the home.

When the primary suite is planned as a complete private environment, rest, movement and restoration can be considered together.

The goal was never to make everything match. It was to make every choice feel intentional.

In this Briar Hill living room, plaid, floral and solid fabrics bring pattern, texture and contrast to the Montauk sofas. The quiet rug and drapery establish the foundation, while the dark millwork, lighting and bronze occasional tables introduce depth, warmth and form.

Each element is allowed to be different—but nothing is considered in isolation.

That is the judgment behind a layered room: knowing what to repeat, where to introduce contrast and when the room has enough.

Beautiful cabinetry is expected. What matters is whether the design continues behind the doors.

In this Briar Hill kitchen, the upper cabinetry provides valuable storage—but height alone does not make storage useful. A pull-down system brings the contents comfortably within reach, then returns neatly out of sight.

This is not a detail to consider after the cabinetry has been installed. The mechanism, internal dimensions, clearances and intended use all need to be resolved as part of the cabinetry design.

We specify what you see and what you don't see.

Everything in this reel disappears. Behind drywall, behind tile, behind stucco. Gone in a few weeks and never seen again — and it is where the renovation is actually decided.

How a window is detailed for a wet room, so water leaves instead of collecting. Where stucco has to be cut back so the work underneath can be done properly rather than covered over. Where blocking goes for hooks that were chosen before the wall closed. What happens where plumbing meets insulation and structure. What goes behind tile, which is the difference between a shower that lasts twenty years and one that comes out in five.

None of that is finish selection. It is drawn, specified and coordinated before anything is ordered — and then it has to be built by people who care whether it is right when nobody is ever going to look at it again.
Many of the team who bring our designs to life have worked with us for decades. Same people, project after project. That is not luck.

This was the first major project of my career—and one of the most important.

I worked on this home for years, from the early construction stages through the lighting, finishes, furnishings, art, exterior living areas and final installation. The scale was extraordinary, but the most enduring part of the project was the team it brought together.

To the clients who trusted me with their home: thank you. It was an extraordinary privilege, and I have never forgotten it.

Nearly two decades later, many of those trades still work with Urban Energy. They continue to work on some of Calgary’s most significant homes—and they are the people I can bring together when a project requires that depth of experience.

Significant homes are not created by choosing beautiful things one at a time. They require one complete design vision, early coordination and a trusted team capable of carrying it through.

All three of these projects are years old now – which is rather the point.

Three spaces, three countries, nothing in common. A boutique mountain hotel, a kitchen, a city entrance — and not one of these fixtures would work in either of the other two rooms.

The hotel needed something that looked like it belonged to the landscape outside the window; anything polished would have looked borrowed. The kitchen needed warmth rather than sparkle, so the light itself had to be warm before anything was switched on. The entrance had no other ornament in it, so the fixture had to carry the whole ceiling on its own.

A designer with a signature puts the same fixture in every space. A designer reading the room asks what it already is, and then what it needs after dark.

That's the part that can't be shopped for. By the time you're choosing a fixture, the height, the placement, the switching and the dimming have already been decided — usually months earlier, on paper.

The kitchen gets decided first. It takes the budget, the best light, the extra square footage. Whatever is left becomes the primary suite.

We'd argue that's backwards.

The kitchen is where you look after everyone else. The primary suite is the only part of the house that looks after you — and it isn't a bedroom with an ensuite attached. It's a bedroom, a wet room, a dressing area, somewhere to train, somewhere to recover, somewhere to be quiet. Planned together, it works as one. Planned in pieces, it becomes a series of leftovers.

You move through three different lives in it. Building careers. Raising children. Finally enjoying what you built.

A curbless wet room isn't a trend, it's a decision that still works in thirty years. A gym ten steps from the bed is a floor plan decision, not a fitness one. Warm towels and laundry that disappears are millwork, decided long before anything was ordered.

None of it can be added afterward. It's decided when the plan is drawn — which is exactly why it usually loses to the kitchen.
