Hello September! 🍂

If you’re thinking about selling your old home this fall, now is the time to tackle those to-dos.
Here are things to consider:

1. Get an opinion before making changes.
Before painting or renovating, reach out. I’m happy to walk through your home and suggest what’s worth doing—and what to leave alone. The features you’re tempted to change may be what buyers love most.

2. Fix the little things.
Tighten the doorknob, fix the dripping tap, repair the sticking door and replace burnt-out bulbs. You may not notice them anymore, but buyers will.

3. Gather the history.
Old photos, original plans, heritage information and stories help us tell the home’s story and show what makes it special.

4. Document the work you’ve done.
Gather details about the roof, windows, wiring, plumbing, heating, septic, well, foundation and restoration work. Buyers will have questions, and answers build confidence.

5. Edit, don’t erase.
Clear excess so the home’s trim, windows, fireplaces, staircases and other architectural details can shine. Let the house be the star.

6. Refresh the exterior.
Clean up the gardens, wash the porch, touch up the front door and make sure buyers can see the architecture.

Then we can talk about the mums. 😉

Selling an old home is about more than putting it on MLS. It’s about understanding what you have, preparing it thoughtfully, pricing it properly and showing buyers why it’s worth falling in love with.

Another gorgeous old stone home is about to be loved by an amazing couple.

We started our search in Essa, then in Caledon but ended up finding THE ONE in the Cambridge area.
