Our services include planning consultancy, architectural design, landscape design, interior design, building regulation expertise and project management. The majority of our workload is through recommendation and repeat custom. Over the years we have formed strong, reliable and trusting relationships with local builders, tradesmen, structural engineers and various other professional service businesses. These relationships are essential to the success of any potential development project. We are accredited agents with Cornwall Council and are in partnership with the Local Authority Building Control (LABC). This allows us to work closely with the planning and building control departments throughout the life of a project, helping to create a more efficient, productive and smooth process. There are 4 key phases to any development project:
Phase 1 – Design
Phase 2 – Planning
Phase 3 – Building Regulations
Phase 4 – Project Management

We can offer tailored services for any of these phases to meet the needs and the requirements of the project. We use a blend of hand drawn illustrations, plans and elevations as well as CAD and BIM software to produce presentations and proposals that are individual and unique to each project. We enjoy combining crisp 2D line drawings and 3D renderings produced by our computer software with hand-drawn illustrations and plans where possible to add depth and diversity to the project. Whether you are seeking help with designing your dream home or looking for someone to project manage a larger residential or commercial development, we have the required skills, knowledge and tools to give your project the best chance of success. FIRST HOMES
In May 2021, the Government launched a new affordable housing scheme called First Homes. These are essentially homes that are sold at a discounted rate. Usually the homes are sold at a minimum discount rate of 30% of the open market value but sometimes this can increase to 40% or even 50% in certain areas.

With local Cornish people finding it increasingly difficult to get onto the property ladder due to the current inflated housing market, it may be worth talking to some of the local and national developers that are providing affordable housing as part of their development to see if the First Homes scheme is right for you.

PLANNING APPROVAL: Recently received planning approval for a modest single storey detached annexe to be used as a studio space and additional accommodation for guests. My client is already making great progress with the build!
