A bigger extension does not automatically mean a better layout.

These are three mistakes I see far too often:

1. Positioning the media wall opposite windows or bi-fold doors, creating glare and reflections on the TV.

2. Pushing every piece of furniture against the walls and leaving a large, disconnected space in the middle.

3. Placing island seating directly in front of the fridge, turning one of the kitchen’s busiest routes into a constant obstruction.

A successful extension is not just about gaining more square metres. It is about planning how you will move through the space, where the furniture will sit and how the room will function every day.

Make these decisions before finalising walls, electrics and lighting. Fixing a poor layout later is expensive.

Most people think building a bigger extension will automatically create a better home.

It won't.

The best extensions aren't designed around the walls. They're designed around the people who will live in them.

Before the first brick is laid, you should already know:
• How you'll use the space
• Where your furniture will go
• Where the sockets, lighting and plumbing are needed
• How the room will flow every day

These decisions are much easier (and cheaper) to make on paper than once the build has started.

A builder brings your plans to life.
An interior designer makes sure those plans work beautifully for the way you live.

One thing people massively underestimate when planning an extension is the furniture layout.
Most people focus on the size of the extension first.
But as an interior designer, that's not where I start.
I start with how the space is going to be used.
Where will the sofa go?
Where will the dining table sit?
How will people move around the room?
Once you answer those questions, everything else starts to fall into place.
✔️ Your lighting plan becomes more practical.
✔️ Your sockets end up exactly where you need them.
✔️ Plumbing points are in the right place.
✔️ Walkways feel comfortable.
✔️ The whole space flows naturally.
Without planning your furniture layout first, you're making decisions on electrics, lighting and plumbing without knowing how you'll actually live in the space. That's when costly changes and compromises happen.
A successful extension isn't about adding more square metres.
It's about making every square metre work.

Today, I'm choosing the beach over the laptop, the sound of the waves over notifications, and a little space to recharge.
