Radiators are often treated as an afterthought when designing a room.

But they’re one of the most visible functional elements in a space.

The right radiator can complement the architecture, the proportions of the room and the overall palette.
Around Project Magnolia we chose radiators that felt considered rather than purely practical – and they’ve become one of the details people comment on the most when visiting.

Everyone talks about the exciting parts of building a house.

The layout.
The kitchen design.
The tile choices.
The finished rooms.

But there’s a whole other side to it that people rarely mention…

• building control requirements that appear late
• utility companies charging far more than expected
• wrong deliveries
• supplier delays
• decision fatigue from making hundreds of choices

Project Magnolia has had all of these moments.
And honestly, some of them nearly broke me at the time.

But the strange thing about renovations is this:
once everything finally comes together, those stressful moments fade surprisingly quickly.

And somehow… you still find yourself wanting to do it all over again.

Planning a renovation or extension? Save this for motivation when the messy middle hits.

I filmed from this exact spot for 12 months. Swipe to see how the space changed.

It started with the demolition phase, where you could still see our old fireplace in the rubble and the curtains were somehow still hanging up. Then, before the house was split into two, the foundations for the new extensions went down and you could really see the space taking shape. Next came the messy middle with the walls going up, heavy steels going in and the new party wall being built.

We knew we were getting there once the first floor went in and it finally started to feel like a real house again once it was plastered and painted, the windows and doors were fitted, the floors went down, and the kitchen and lights were installed.

After 12 months of imagining this space, watching the plans finally become reality was incredible. These were the exact moments I had imagined all along. Seeing real life happen here is everything.

Designing a bathroom?
These are three things I’d always try to include.

1. Incorporate some wood somewhere in the design

Bathrooms can feel quite cold and hard if everything is tile, porcelain and hardware.

Adding wood instantly brings warmth and balance - whether that’s through a wooden vanity unit, a wood-effect tile, or even just some wooden accessories or shelving.

It’s a small detail that stops the space feeling clinical.

2. Utilise stud walls

Stud walls are brilliant in bathrooms.

They allow you to hide pipework and cisterns, but they also create opportunities for niches, shelves and ledges which make the room feel far more considered.

A half-height wall can define the shower area or support a vanity.
A full-height stud wall can create storage niches and hide services.

It’s one of the easiest ways to make a bathroom feel more architectural.

3. Plan your tile layout carefully

Tile choice matters… but tile layout matters just as much.

Don’t be afraid to play around with different tile sizes, patterns and colours.

Choose your tile combination and then get creative with the layout - vertical stacks, bands, herringbone, brick offsets etc. Map it out using a handy tool like to show your tiler how to line everything up.

And don’t forget the details that pull it all together:
grout colour and trim finishes.

Those small decisions make a huge difference to the final look.

If I were renovating a new build again, these are the details I’d use every single time.

Because new builds don’t feel “new build”…
until the finishes are wrong.

The details that make the difference:

• Routing tongue & groove into MDF wardrobe doors
– builder carcass, custom finish

• Tile layouts with intention
– vertical stack with horizontal banding, Ashland herringbone, brick offset, tile skirting details

• A modern take on classic skirting + architrave
– instantly makes a room feel more architectural

• Deep, soft carpet in bedrooms
– textured, hardwearing flatweave on stairs and landing

• Warm oak flooring through the living spaces
– continuity across the floor changes how the whole house feels

• Quartz worktops with a higher upstand
– carried across the windowsill for a seamless finish

• Wooden vanities in bathrooms
– adds warmth and proper storage

• Paint used confidently
– colour drenching + creating a cohesive palette

None of these are big “wow” moments.

But layered together?
They’re the difference between builder-grade and beautifully considered.

New builds don’t have to feel like new builds.
You just have to get the finishes right.

When your decorator asks “shall I just do the skirtings trade gloss white?”... 😅

Here’s the thing, what you put on your skirting boards changes a room more than you’d think.

White gloss can feel cold, clinical, and disconnected from the walls.

And if you have an off white on the walls, brilliant white can make your wall colour look dirty.

So why not take your wall colour down onto the skirting - suddenly the room feels taller, calmer, more intentional.

Or go a shade or two deeper and it grounds the space. Get it exactly right and it just disappears into the room in the best possible way.

It’s one of those finishing touches that makes everything feel complete.
