We’re also pleased to share one of our current residential refurbishment projects here in London.

We’re curious — what problems, if any, have you noticed around your home this winter?

A typical British winter brings cold air, constant dampness and weeks of drizzle.
Although winter isn’t quite over yet, we’ve already started seeing a number of common property issues appearing in different homes.

We thought this would be a good time to check in and ask —
what have you noticed in your own property?

Have you experienced any of the following?
• Damp patches appearing on floors or in corners
• Draughts around windows or doors
• Mould or unpleasant smells in bathrooms (especially around window frames or ceilings) or inside kitchen cupboards
• Leaking or burst pipes
• Peeling paint, loose tiles or cracks
• Issues with heating or hot water systems

Some of these may seem minor.
Others can be early signs of longer-term problems if left unresolved.

What we’d like to do

Through this post, we’d simply like to:
• Open up a discussion about real, everyday property issues

• Suggest practical solutions you could carry out yourself

⚠️ What we discovered after lifting the floor tiles

《A waterproofing issue that had been hidden for years》

Once the existing floor tiles were fully removed, we uncovered the real cause of the long-term bathroom issues.

As shown in the photo, there was only a foam-like layer beneath the tiles.
However, this area should have been protected by a proper waterproofing system from the start.

⚠️ The reality

In this apartment — and in fact across much of the building, the bathrooms were originally constructed without a compliant waterproof layer.

This kind of issue is rarely visible when a bathroom is newly finished,
but over time it typically leads to:
• Moisture penetrating the structural layers
• Damp timber and mould growth
• Tiles becoming loose or cracking
• Repeated and ongoing leaks

✅ What we did instead of covering it up

Once the issue was identified, we didn’t take shortcuts. We chose to:
• Investigate further by lifting the affected areas
• Completely remove the unsuitable foam material
• Install a proper, compliant waterproofing system
• Only then proceed with the remaining bathroom works

This does add extra work,
but it ensures the bathroom is built on a stable, long-term foundation.

✅ Programme & communication (just as important)

Installing the additional waterproofing added approximately 1–2 extra working days.

As soon as the issue was discovered, we immediately reported it to the owner, clearly explaining the condition, the risks, and the proposed solution.

The works were carried out only after approval,and were recognised as a professional decision made in the interest of long-term performance —
not simply “extra work”.

Why this matters?

This is a bathroom.
Water exposure is unavoidable and constant.

Without proper waterproofing beneath the surface,even the best tiles, adhesives or new glass fittings will only be a short-term solution.

A bathroom that truly lasts is one where the unseen details are done properly first.

That principle guides how we approach every project — prioritising long-term reliability over quick finishes.

🇬🇧 London | Studio Flat Refurbishment – Project Update (Ongoing)

This is one of the refurbishment and project management projects currently being carried out by our team.

1. Why was a refurbishment needed?

The property had previously been used for long-term rental.
Over time, general wear and tear became increasingly evident, particularly in the bathroom:
• Floor tiles had lifted and cracked
• The bathtub was damaged and showing signs of age
• Walls and certain areas showed clear deterioration

📍 Location: Near Woking railway station
🏠 Property type: Studio flat

The owner decided to carry out a comprehensive refurbishment, with a strong focus on upgrading the bathroom.
The long-term plan is to reposition the property for short-term letting, such as Airbnb.

2. Scope of works:
• Removal of the existing bathtub
• Installation of a shower cubicle with sliding doors
• Replacement of all bathroom wall and floor tiles
• Repainting of the bathroom and other areas
• Localised repairs and redecoration in the open-plan kitchen / living area

3. More than construction – full project management

As the owner is based overseas and not currently in the UK, our team is providing full project management (PM) alongside the construction work, including:
• Local sourcing and comparison of materials
• Remote coordination with the owner on key selections (tiles, shower fittings, finishes)
• Ordering major items such as the shower cubicle
• Checking deliveries, signing off paperwork and arranging temporary storage
• Coordinating access, delivery schedules and work sequencing

This ensures the project runs smoothly, even with the owner abroad.

4. Working responsibly within an apartment building

As the property is located within a residential apartment block, particular care has been taken to:
• Strictly control working hours
• Manage deliveries and material movement carefully
• Minimise noise and disruption to neighbouring residents
• Ensure the project progresses efficiently and considerately

The project is progressing well, with clear communication throughout, allowing the owner to stay fully informed and confident while overseas.
