Interiors, Branding & Photography for your property A little background about me (Katie) and how I built this business! I did the later!

All through my teenage years and early 20's, I suffered with depression. 3 years ago I found myself studying at university something that I didn't enjoy, missing out on important family matters and my depression was at its worst. I had to make a choice: to stay and finish my degree or leave and put my mental health first. Yep, I dropped out of university in my final year. What was I thinking right

? But it ended up being the best decision I ever made. I moved back home with my parents where I started helping them with their property investment business and this is where my business idea blossomed! My parents have a variety of co-living properties for young professionals and yet struggling to appeal to this target market. Funnily enough, I happened to be that target market so I started designing, staging and photographing their properties. Queue: Hedgehog Studios was born. (Hedgehog was my nickname in school)

Over the last three years the Hedgehog team has grown from just me, working from my parents house, to a team of young creatives. Together we've helped over 50 property investors across the UK through interior design and marketing. I now have the freedom I always wanted to spend more time with family, travel the world and help others.

Occasionally there’s time for a little fun! 🎉

At the weekend I put on a dress (this is very rare as I live in leggings & a jumper on a building site most of the year!) and went to the Newbury Races to see Olly Murs 🙌 This is what I love about property - connecting with other people that get it! 👀 Becky’s been my rock since beginning property management and I’ve definitely leaned on her more times than I can count 😂

Next month we’re both heading to the New Forest to talk to the Alumni members about the power of outsourcing 🎉

🎉 NEW PROJECT 🎉

So excited we’re starting on this new refurbishment in Oxfordshire 🙌 It’s currently a large 4 bed detached house which we will be extending and turning into a large 7 bed co-living property with plenty of parking and a detached garage which we’ll use as a utility room 😊

It’s no surprise that already there are a few hurdles for us to jump over but we have a fantastic build team on site and loads of design ideas to explore 🥳

I love a good Before & After 👀

Our housemates have been living in the house for 3 months now and they absolutely love spending time in the communal space that we’ve designed 🥳

Here are just a few of the things we focused on for the communal space area:

🌿 More than enough storage space in the kitchen with each housemate having two large cupboards each!
🌿 Plenty of worktop space for appliances and preparation area
🌿 Easy to clean units and worktop
🌿 Enough seating space for all of our housemates to sit and watch a film together
🌿 Areas for the bins and the different recycling that’s required by our council
🌿 Lighting - keeping it bright for the kitchen area and introducing feature lights over the breakfast bar (out of frame)
🌿 Design - focusing on functionality to make sure it ticks all of the above but also creating a funky, colourful design that our housemates love to show off to their friends & family and are proud to call their home 🙏

I’m obsessed with greens - as usual 🌱🙈

I love how there are so many different tones, depths and shades of green so we can always come up with a fresh scheme every time 🙌🥳

What a fantastic day at the Leander Club for the HMO meeting 🙌

We had some fantastic guest speakers today including Linzie from The Asset Brokers Ltd and Richard from Va Va Voom 🙌 We were also very excited to have a call from Daryn Brewer with an update on the hmo council tax and what’s happening in Parliament to make sure it goes through 👀

Really excited for the next one and a fab sunny day ☀️

PLANNING 📝

This morning I was over in Luton to meet with my builder who completed our last project to work on the next one where I will be project managing it myself this time 👀

There are so many complexities when it comes to managing your own build: Health & Safety, purchasing the materials and making sure they’re on site on time, finding the right contractors available etc! We’ve just completed our massive spreadsheet which outlines every single cost that will go into this Refurb 👀

Let me know if you have any questions about managing a build project or if you want to know more and I’ll try persuade my builder to do a Q&A - I’m sure he’ll love that 😂

Managing your own Refurb 👀

When you’re trying to juggle full time work, family, life AND a full Refurb that can be a lot! So a lot of our clients tend to opt for a building team that do it all and you can leave the site visits to about once a week (maybe less).

However for those of you that have fully managed your own Refubs (including sourcing the contractors, purchasing materials etc) how did you find it?

What are the big mistakes that you would avoid for next time and what are your pearls of wisdom? 👀🙏

We are looking into doing this for our next project 🙌🙌

5 WAYS TO ADD CHARACTER 💁🏼‍♀️

I do love a bit of a character but often when we’re doing a refurb it’s back to brick and everything gets stripped out - including any character that was once there 😥

However - not all is lost! For those of you that love character there is plenty we can do to bring some of it back.

Do you prefer character in your co-living properties or to keep it super modern? 👀

The most beautiful gelato place I’ve ever seen 😍

One of my favourite things is coming across random little cafes, bookstores or in this case Gelateria and experiencing amazing, beautiful design 🥰 I find inspiration in so many places - usually from nature but I can’t help but feel inspired in a beautifully place like this!

Anyone else always on the hunt to find the next aesthetically pleasing cafe to sit in?? 😂
