Guest Spaces

When guests leave your home, what do you want them to remember?

The color of the walls?

The style of the nightstand?

No.

It’s whether they felt comfortable. Whether everything felt easy.

“That was such a great weekend.”

“They made us feel welcome.”

“They thought of everything.”

That's exactly how we're approaching this Builder Grade Upgrade.

The homeowners are hoping for a lot of family and friends to visit now that they are living full-time in Florida so they asked us to help them make the guest space warm and welcoming.

Sounds simple, right?

Before we pick out a single piece of furniture, we had questions.

Is this their forever home?

Who will be staying here most often?

What kind of experience do they want their guests to have?

What makes them feel welcome when they stay with family or friends?

Are they just looking for a room with a bed or go all out and make it like a BNB experience?

Those answers will shape every decision that comes next.

What we know so far:

Owners plan to be here less than three years and then do short-to-mid-term rentals.

Their friends and college kids will be visiting mostly.

They want to continue with a coastal theme, but what style of coastal is to be determined.

They love to host guests and they want this to be an experience they will remember. They don’t want to just provide room and board.

We will start diving into this over the next week, but we’d love to hear from you. Have you visited someone’s home and you left there thinking

“That was perfect! I was so comfortable and everything was so easy. They even had the good toilet paper!”

Builder Grade is NOT a Dirty Word!

Our client had just bought their new construction home and ALREADY wanted to make changes – starting with the powder room.

They wanted a new vanity. A new mirror. New faucets. New EVERYTHING!

Then they gave me their budget. So, I gave them a little reality check on how much "new everything" actually costs. 😊

But before we even talked about money, I asked:
"Why?" Why do you want to replace a brand new vanity that's never been used? Why do you want to change anything that’s brand new?

Their answer? "Because it's builder grade."

As if "builder grade" is a dirty word.

Instead of discussing products and colors, I listened to how they wanted their powder room to look and feel.

She said she wanted it to feel beachy. She wants to feel like she’s living in Florida meaning….add some color but not blue and white!

We can absolutely do that! But I had to explain that we can’t replace everything AND stay within your budget.

So, I broke down the cost of replacing everything and they quickly realized that compromises needed to be made.

We had a choice. Either spend the budget replacing things that were functioning perfectly or spend the budget creating the look and feel she wanted when she walked into the room.

Replacing the vanity would have led to a new sink, new countertop, new backsplash. Suddenly, one decision would have consumed the majority of their budget. In the end, they compromised and chose to paint the vanity a fun beachy color leaving them money to spend on a new mirror, faucet, hardware, and accessories...all the things that would actually transform the room into the look that they wanted to achieve.

And that's how I work.

I don't start with...

"What should we buy? What color finishes do you want?"

I start with...

What are we trying to accomplish? Why do you want to make changes?

Because every project has a budget and every client has a vision.

My job is to bring budget and vision together.

🌊 Building a Coastal MCM: Update #3

The lot is officially cleared! 🎉

Most of the trees and brush were removed without a problem… except one. (There’s always got to be that one problem child! 😄)

This palm tree had grown right through the electrical lines, bringing progress to a temporary stop. Specialists had to be called in to safely remove it, which delayed construction by two days.

Unfortunately, it was also right in the middle of our future driveway, so there was no way around it.

🌴 Tree removed.

✅ Lot cleared.

✅ Lot graded and ready for the next step.

Having never gone through this process before, I honestly thought all of this would happen in a day. I mean… how hard could it be to clear a lot?

Turns out, there’s a lot more to it than I ever imagined—and I’m finding the entire process fascinating.

Every week we’re learning something new, and we can’t wait to share the journey with you.
