Rude of me, honestly.

They still hate working with me to this day. But their property now sits in the top 10% of its market, guests rave about it in every review, and the owners reply like proud parents.

Funny how that works. It’s exactly why I start with a strategy session.

Booked 54% of the year. Still bringing in $146,933 a year.

I designed this property 4 years ago, and the investor asked for one thing: no big remodel.

Most investors would pour money into a remodel based on looks and hope.

We didn’t hope. I analyzed the data to find who pays the most in that market, then gave every space a job. Groups and families in the Poconos value time together.

The living room seats everyone to enjoy the view together. The dining room is where they share meals together. And an upstairs workspace means work never stops the group from traveling together.

That’s how it books at $552 nightly rate without a full calendar.

Most investors assume their area will carry their bookings. I do the opposite. I design the property to compete with everything around it.

That means before I choose a single piece, I’m asking what high paying guests would value in that market. Not what looks good.

Every space is designed to answer “why would we book anywhere else.” And it’s not wallpaper or bold prints. It’s things like a deck space planned so guests will pay more to use the view instead of just seeing it.

That’s the shift.

A property designed around its location competes with every other listing near that location. A property designed to be the destination becomes a vacation in itself.
