A sloped lot does not have to begin with a flat pad. For a split-level foothill residence, early section planning can align arrival, shared rooms, terraces and long views with the existing contour—while reducing the need for tall retaining walls and excessive cut and fill.

The opportunity is coordination. Access, foundations, retaining, drainage, guards, services and landscape should be considered together before any one system forces the others into expensive compromises.

A detached ADU needs more than a floor plan. Equipment, utility routes, drainage, refuse, storage and maintenance access all compete for a small site.

One deliberate service lane can concentrate those working parts along a single edge. That protects the opposite side for privacy, daylight and a useful outdoor room—and gives consultant coordination a clearer starting point.
