Here is a Buffalo-specific reality worth budgeting for: much of our area's housing stock predates 1940, and older homes love to hide surprises behind the walls. When the rough-in phase opens things up, outdated wiring, unexpected plumbing routing, or subfloor issues are not unusual. None of it is cause for alarm, it is just far better to catch these things now, with the walls open, than to discover them later. The simple fix is to build a contingency of roughly ten to fifteen percent into your budget so a surprise is a manageable line item rather than a derailment.
