This West End townhouse had a larger living area than you’d typically expect from an inner-city property.

The combined living, dining and kitchen space was too large for a standard sofa setup, but adding occasional chairs would’ve started to compromise the walkway through to the courtyard.

So we kept it simple.

A chaise sofa helped fill the room properly while still keeping the path to the outdoor area open. Oak and white tones also helped lighten the black kitchen cabinetry, keeping the space feeling bright and open.

Most buyers aren’t measuring rooms when they walk through. They’re responding to how easy the space feels to use.

Not every property needs more furniture. Sometimes it just needs the right furniture.

Even in a compact two-bedroom unit, the master gets a queen, minimum. A smaller bed makes the main bedroom read as cramped and tells a buyer the home can’t fit a real one. The second bedroom can take a double. Neutral colours keep it feeling large, and polished brass and glass-top surfaces keep it modern to match the kitchen.

Two stagers quote the same home and the prices land thousands apart. Most sellers read that as one being cheaper. Usually it means they are not comparing the same thing.

A lower price often buys a lesser service, not the same one for less. A higher price does not automatically mean better either. What matters is what you actually get, and whether the company can deliver it when it counts.

Almost all of it comes back to one question. Does the staging company own its furniture and run its own team, or hire stock in and contract the work out. Own it, and they can hold your install date when the market is busy and fix a room the same day. Hire it, and they are waiting on a third party and contractors booked elsewhere.

This was a two-bedroom apartment with no room for an indoor dining table without overcrowding the living space. So we used the kitchen bench for everyday eating and put a proper dining setting outside. Most buyers won’t consciously notice there’s no indoor dining, but the ones who do will stop and think “where do I eat dinner?”.

An outdoor setting answers that before it becomes a problem. These are the calls we make with the agent on every small-space styling.
