People expect us to want the unusual thing gone. We've worked in with a motorbike on the wall, a guitar, and a penny farthing.

The dated stuff is easier to fix than people think. Sponge-textured walls from the nineties take a light colour straight over the top, and the texture is fine to leave, because limewash walls are back. It's cost effective and it covers marks and errors at the same time.

Which is the useful distinction to make before you spend anything. A colour on a wall is a weekend. The things that actually need money are structural, and there are usually fewer of them than a seller expects walking through their own home.

For this home, it was the matching dining and coffee tables from Banyan Home. Simple, but easily two of our favourite pieces in the property.

Response time is hard to judge from a quote, but it shows up fast once the job is booked. Do they pick up when you call? Do emails get a reply the same day? Can they answer your questions when you ask them?

A lot depends on how the business is set up. In a smaller company where one person does everything, a phone call during an install usually waits until the styling is finished. That isn't a lack of care. It's one person doing two jobs at once.

Foxy has people whose job is the phones and emails, separate from the team out styling homes. When you call with a question, there's someone there to answer it.

Right now, in general, homes are taking a little longer to sell. That isn't the case for everything. Some areas and some properties are still moving quickly, and in certain pockets sellers are still getting the prices they're after. It's the time to a contract that has stretched out.

Some properties that were at a certain value six months ago may not be there today, at least going by what comparable sales are showing. That's not across the board, and it's not every type of home in every area.

If that worries you, it's a fair reason to ask your agent more questions. They'll know your property and your part of the market better than we can.

This Sinnamon Park home still has plenty of its original 90s Mediterranean influence, even after some more recent black and white updates.

Instead of trying to modernise that character out of the property, we worked with it. Deep blues brought more of the Mediterranean influence through the spaces, while black and white connected back to the newer kitchen and fixtures.

The goal wasn’t to make the home look like it was built today. It was to show buyers how its original style could still work now.

Plenty of sellers style their own home and do a good job of it. Decluttered, tidy, presented far better than doing nothing. That isn't a mistake.

What it can't usually do is give a buyer something they haven't already seen. If the pieces came from the same handful of shops everyone else uses, the home reads as fine and forgettable. Same fake greenery, same price point on the shelf. Nothing in the room is a reason to go higher.

A home needs to be presented at the level of the price you're chasing, which is the part that's hard to do from inside your own house. You're comparing it to how it looked last week. A buyer is comparing it to the four they saw on Saturday.
