When planning a renovation or new build, one of the most common things I hear is:

“I think we should think about resale value when we pick colours and finishes”.

And I usually push back.

Because if you’re constantly designing your home for a future buyer you don’t even know yet… you end up compromising the very thing that matters most...how you actually live in the space.

Your home should reflect you.

-Your lifestyle.
-Your routines.
-Your taste.
-Your version of beautiful.

Not a hypothetical buyer 10–15 years down the track.

The homes that feel the most effortless and elevated are the ones designed with intention from the start, where function, flow, and personality come first.

And here’s something important:

Most buyers, if and when you do sell, will want to make their own changes anyway. So designing your entire home around “what might appeal later” can often dilute what could have been a truly special space.

The only time I design specifically for resale value is when I’m working with developers or property investors. That is a completely different strategy, focused on margin, market appeal, and return on investment from day one.

But for your own home?

That’s not the brief.

Design it for you.
Live in it fully.

If you’re planning a home renovation or new build in Australia, you’ve probably noticed something, construction costs are rising, and budgets aren’t stretching as far as they used to.

Stop matching every bathroom tile…

In this modern farmhouse project, we didn’t repeat the same tiles across the ensuite, bathroom, powder room, and laundry.

Instead, each space was designed to have its own identity and moment.

But the key is this: nothing feels isolated.

We created cohesion through layered design decisions rather than repetition.

That includes tonal flow across materials, shared undertones, complementary textures, and intentional contrast that still feels like it belongs to the same family.

So while each room feels unique, the home still reads as one cohesive story.

This is where design moves beyond “choosing nice finishes” and becomes about how a home is experienced as you move through it.

Because repetition isn’t what creates harmony.

Every finish in this project was chosen with one thing in mind: the market.

When working on townhouse developments, design decisions carry weight beyond aesthetics. Each material, colour, and finish needs to be intentional , balancing visual appeal with commercial viability.

For this Cranbourne development, we worked across four townhouses, with a mix of properties being leased and sold. This meant our focus was on selecting finishes that:

• Align with what the local market expects
• Remain cost-effective and within budget
• Offer durability and low maintenance for long-term performance
• Still deliver a cohesive, considered aesthetic across all dwellings

Before selecting any finishes, we researched the local area to understand what’s currently being offered, ensuring we weren’t overcapitalising, while still positioning the homes competitively within the market.
