Every hallway needs a sense of direction. This one built it into the floor.

Herringbone doesn't point the way a chevron does. The ends are square-cut and staggered, so the zigzag breaks and rebuilds itself with every plank. What you get is a rhythm rather than an arrow, a pattern that carries you down the hall without ever telling you to move.

Follow the border line at the corner and you'll see the boards change tack with it.

Grey Wash, running uninterrupted from the kitchen through to the lounge.

Grey Wash sits in the useful middle ground between warm and cool. There is enough grey in the finish to sit comfortably beside black steel frames, charcoal furniture and white stone, and enough oak underneath to stop the room reading cold.

That balance does a lot of work in a space like this one. The light comes in hard off the glass, the palette is mostly black, white and metal, and the floor is the only warm surface in the room. A warmer oak would have fought the joinery. A true grey would have flattened everything. Grey Wash holds the middle and lets the rest of the scheme do the talking.

Four homes, four different colours, one collection.

That's really the point of the Mega Collection. 220mm wide European Oak boards refined with brushing, hand scraping, smoking and staining, then run across twelve colours from Ivory White through to Urban Brown. Warm and pale in one house, deeper and more grounded in the next, without ever changing the board itself.

The part that stays constant is the 6mm Oak top layer. It's the reason these floors can be sanded back and refinished decades from now rather than pulled up and replaced.

Where the timber stops, the room changes.

Look at the floor at and you can read the space without a single sign. Stone runs the circulation routes. Parquetry marks where you sit, settle in and stay a while. The change underfoot does the job that signage usually has to.

The Mosaic Parquetry is laid as a defined field in European Oak, framed by a plain oak border that squares the lounge off like a rug. Warm tone against pale stone, pattern against plain, and a clean junction where the two meet.

A display suite is one of the hardest briefs in residential property. You are asking someone to commit to a home that does not exist yet.

Everything in the room has to do double duty. It has to perform as a finish, and it has to stand in as a promise about what the finished building will feel like.

The floor carries more of that than it gets credit for. It is the largest single surface in the space, the first thing a buyer touches without thinking about it, and the one material that sets the temperature of everything above it. At Billbergia's Rhodes suite for Concord Central Sky Village, a pale oak in wide boards runs uninterrupted through the lounge, the kitchen and the model display area. Against marble, brass and stone, it gives the harder finishes somewhere to sit.

The test is simple. Nobody walks out of a display suite talking about the floor. They walk out having decided they liked the apartment. That decision was partly made underfoot, and it only holds if the finished building delivers the same standard.

A 3mm bevel, cut at 45 degrees, on every edge of every board.

At 1 Onslow Place, the herringbone was manufactured to order in a custom colour, then bevelled on all four edges so each board holds its own line. On a floor this dark, that detail does the heavy lifting. Without it the pattern flattens under light. With it, the geometry stays legible from any angle.

Neither the colour nor the edge came off a shelf. Both were specified for this project and made for it.

Every project starts as a board on the wall.

At Saint Martens in Mosman, the palette was set early. Taj Mahal stone. Travertine. Timber veneer. Plush wool carpet. And at the bottom of the board, a small sample of herringbone oak.

That square is the one that has to carry the whole home.

Flooring is the largest surface in any space, so it sets the temperature for everything above it. Get the tone wrong and the stone looks cold, the joinery looks orange, the whole thing feels off by a degree you can't quite name.

We laid the herringbone through the living areas and kitchen, then carried the same oak up the steps so the transitions never break. Warm enough to soften all that stone. Neutral enough to disappear behind it.

That's how a palette comes to life. Not one hero material, but every surface agreeing with the next.

Warm light under the nosing, timber grain catching it on the way down. The stair stops being a transition and starts being a moment.

Integrated stair lighting works best when you never see where it comes from. A recess cut into the stringer, a shadow gap beneath the tread, light washing the timber rather than pointing at it.

The detail lives or dies at setout. The recess depth, the driver location, the run of the strip, all of it needs to be resolved before the treads are fixed. Retrofit it later and you get a visible strip and a hot line across the grain.

Get it right and the stair reads as one piece. Timber, light, and edge, working together.

A bright floor doing quiet work at 87 Delhi Rd, Lidcombe.

Champagne from the Mega Collection runs the full ground floor here, and the decision shows most in the hallway. Warm enough to soften all that white, pale enough that the dark stair treads read as a deliberate contrast rather than an accident.

Wide 220mm boards mean fewer joins, and fewer joins mean the eye travels from the entry through to the living zone without stopping. In a home this narrow, that's the difference between a corridor and an arrival.
