I went on an architectural tour of this important house in Toorak by the architect Sir Roy Grounds some years ago. It was built before his NGV and has some of the same elements on a smaller scale. It had been meticulously restored by the owner at the time, the cardiologist Dr Martin Hiscock, who had searched locally and internationally to source original materials to faithfully restore it. He is a perfectionist and did a superb job. The dining table was fixed to the floor then but looks like it has been removed and is now freestanding.

The family home of Sir Roy Grounds, who designed the National Gallery of Victoria, is for sale for the first time in more than 20 years.

“Labour productivity generally in Australia has increased by 24 per cent over the past decade, in line with a “normal development” in rising technology levels.
However, dwelling construction has gone backwards by 14 per cent over the same period, and 25 per cent for standalone houses.
There was no other industry that had shown such a pattern of long-term decline.
While general housing construction was down by 14 per cent in terms of the value of houses built, it was down 33 per cent when based on the number of houses built over the past two decades.”

The housing construction industry has suffered 39 per cent decline in productivity over the past two decades, making Labor’s pledge to build 1.2 million new homes even more unachievable.

An international study of more than 2.5 million buildings suggests that Melbourne and Sydney have far too little tree canopy, which increases the cities’ heat island effects and leads to increased rates of obesity, depression, anxiety and heatstroke.
The benchmark suggests every home, school and business should be within view of at least 3 trees, be in a neighbourhood with at least 30 per cent canopy cover and be within 300 metres of a park.

The cost of building a new home surged 41 per cent to $465,000 in the four years to December 2023, analysis by Oxford Economics Australia found. In the same period, land costs jumped 34 per cent to $410,000.

While different components of housing constructions costs have eased since the pandemic, experts have tipped higher prices are here to stay.
