Already have a contractor? Here’s why you may still need a designer. 

A contractor and a designer have different jobs, and having both can make your renovation run much more smoothly.

Your contractor focuses on how the project gets built.

A designer focuses on how the finished space will function, feel and come together.

That means helping you think through decisions such as:

Is the layout actually working for the way you live?
Are the finishes, flooring, cabinetry, counters and paint colours coordinating?
Are lighting, plumbing fixtures and hardware being selected at the right time?
Are important design details being communicated clearly before construction moves ahead?
Are you making decisions you’ll still be happy with once the renovation is finished?

Contractors are incredibly important, but they shouldn’t have to make every design decision for you.

Have a Fireplace in Your Living Room? Here’s How I’d Design Around It

If your fireplace is the main focal point of the room, the built-ins and furniture layout should support it, not compete with it.

Here are 3 things I would consider when designing the space:

1. Use built-ins to frame the fireplace
If space allows, I’d design cabinetry or shelving on both sides of the fireplace to create balance. Closed storage on the bottom keeps everyday items hidden, while open shelves above can be styled with books, artwork and accessories.

The built-ins don’t always have to be perfectly symmetrical either. Sometimes one side may need more storage, while the other side can feel lighter depending on doors, windows or the overall room layout.

2. Position the main seating toward the fireplace
I’d arrange the sofa so the fireplace still feels like the focal point, then add one or two accent chairs to create a comfortable conversation area.

Rather than pushing every piece of furniture against the walls, bringing the seating inward can make the room feel warmer and more intentional.

3. Think about the TV before finalizing the built-ins
If you’re adding a TV, decide early whether it will go above the fireplace or within the built-ins. This decision affects the cabinetry proportions, electrical locations and furniture placement.

**Designer Tip:** Before designing the built-ins, create the furniture layout first. Knowing where the sofa, chairs, coffee table and TV will sit helps determine the right size and style of your fireplace wall.

Another B2B kitchen project brought to life through detailed space planning, drafting + 3D renderings.
For this project, the goal was to create clear design documentation that allowed the designer and client to visualize how all the pieces would work together before moving forward.

The drawing package included:

• A detailed kitchen floor plan with dimensions
• Cabinetry and appliance placement
• A large working island with seating and an integrated sink
• Full-height cabinetry and built-in refrigeration
• Dedicated wine storage
• Custom range hood detailing

Does your room have all the furniture… but somehow still feel unfinished?

It’s usually not because you need to buy more things. It may be because a few important design details are missing.

Here are 3 things I look at when a room doesn’t feel quite right:

1. The scale of the furniture
A small rug with a large sectional, tiny artwork over a wide sofa, or oversized furniture in a compact room can make the entire space feel out of balance.

Before purchasing, look at the room as a whole, not just whether you love an individual piece.

2. The lighting
One ceiling fixture is rarely enough.

A well-designed room usually has layers of lighting: overhead lighting, lamps, sconces and accent lighting. Different light sources create warmth, depth and make the room feel much more inviting.

3. The finishing layers
This is where a room starts to feel like a home.

Think artwork, window treatments, pillows, greenery, accessories and texture. These elements help connect your colours and materials so the room feels intentional rather than simply furnished.

The goal isn’t to fill every corner. It’s to make sure everything in the room works together.

The addition of color to a room via gorgeously painted walls is both simple to complete and doesn’t break the bank. You can drastically change the look of a room by switching up the colors of the walls. The wall color can help create a certain mood for a space without having to add too much else to the room.

Take a dramatic color into a small space like a home office and let it speak for itself. Add a vibrant color to a neutral-based space to help spice things up a bit.

A successful bathroom renovation starts with a clear plan. For this project, I created a new space plan, detailed drawings, and realistic 3D renderings to help the homeowners and contractor visualize every detail before construction begins.

The design features a bright, timeless palette, warm wood vanities, quartz countertops, black fixtures, updated lighting, and a fully tiled tub and shower area. The layout was carefully planned to improve storage, function, circulation, and the overall look of the bathroom.

The drawing package also communicates the complete renovation scope, beginning with the removal of the existing vanities, mirror, tub, tile surround, countertops, plumbing and lighting fixtures, trim, accessories, and flooring.

The proposed plans include:

• A new recessed shower niche
• Updated vanity lighting, ceiling lighting, switches, and GFCI outlets
• A new alcove tub, shower and tub fixtures, two vanity sinks and faucets, and a new toilet
• New cabinetry, quartz countertops, and two sink cutouts
• New bathroom flooring and tiled tub walls with waterproofing
• Updated drywall, baseboards, paint, mirror, sliding glass enclosure, cabinet hardware, towel bars, towel rings, and toilet-paper holder

Detailed drawings and renderings help everyone involved understand the design intent, coordinate the construction work, and make informed decisions before installation begins. That clarity can reduce costly mistakes, last-minute changes, and confusion on-site.

For this B2B guest bath project, I transformed the selected finishes into a detailed 3D rendering so the design team and client could clearly see how every element would come together before construction began.

This concept brings together a warm wood vanity, an antique-white stone countertop, soft grey stone-look flooring, and a textured blue-grey shower tile. Matte black fixtures add contrast and give the space a clean, modern finish.

Renderings do more than create a beautiful image. They help design professionals:

• Confirm that colours and materials work together
• Communicate the design vision clearly to clients and trades
• Identify potential issues before installation
• Present selections with more confidence
• Reduce costly revisions during construction
