It’s one of my go-to staging tricks, and it doesn’t have to cost a lot.

Eight things about staging that agents keep telling me nobody ever explained to them plus one thing you can actually do about each one.

A couple might sting. All of them are meant kindly.

The short version:

→ A low quote isn’t cheap, it’s missing something. Ask what.
→ Virtual staging sells the photo. The buyer still walks into an empty room.
→ You can be a great agent and still lose the listing to whoever brought more value to the table.
→ Bad staging costs more than no staging.
→ Dated homes don’t get less of me. They usually need more.

And the one I’d tattoo on a business card: decorating is for the person who lives there. Staging is for the person who hasn’t seen it yet.

For this Guelph home, we worked with the homeowners’ existing furniture and added art, layered pillows for texture, a coffee table to complete the living space, and carefully selected accessories throughout.

Small additions that brought function, form and a more cohesive feel to the home without taking away from what was already there. 🤎
