We’re proud to share that our latest rezoning proposal for a future duplex development in Parksville has been accepted by Council.

At FizzaHarris Designs, we focused on thoughtful massing, materials, parking strategy, sustainability, and making better use of underutilized land.

With Missing Middle housing becoming more important, our goal was to show how it can be integrated into the neighbourhood fabric in a way that feels natural, respectful, and well suited to the streetscape — not like an eyesore.

As Mayor Doug O’Brien noted, “You’re checking off our checkboxes... better land utilization, creating more affordable housing for families.”

This is our second project to be featured in the news, and our second year in a row successfully navigating the rezoning process with strong support from Council and the community.

Grateful to be part of shaping a more livable Parksville.

Is "Gentle Density" truly at odds with neighborhood character?

In the current debate over Vancouver’s multiplexes, the "boxy" form is often criticized. However, in my practice, I view this simplicity as a strategic asset.

A disciplined structure is a response to the economic reality of building today; it protects the budget from inflation and ensures a project remains viable.

Strategic design doesn't mean we are confined by the box. It means we are smart enough to optimize the "bones" so we can afford the architectural details that allow a home to "shake hands" with its neighbors.

By engaging vendors early and locking in material lead times, we ensure the vision survives the build.

It is possible to build the density our city needs while maintaining the rhythm of our blocks. It simply requires a more intentional lens.

Excited to share a progress update from a medical clinic project currently under construction in Langley.

This space started as a shell unit, and our team has been involved from the early stages—developing the space planning, coordinating with engineers, managing city permits, and designing the interior layout to support an efficient and welcoming healthcare environment.

The video shows the project at the framing stage, and it’s rewarding to see the design taking shape. The site is being maintained with great care and organization as inspections continue to move forward.

Working with RK Modern Construction LTD. has been an outstanding experience. Their meticulous attention to detail, dedication to maintaining a clean and organized site, and focus on keeping the project on track have been key to its success.

Looking forward to sharing the finished clinic, with completion anticipated at the end of April.

“Can we actually build what we’re imagining?”

It’s the first question almost every developer asks us.

Recently, we worked on a multiplex project with a big vision — but a lot of unknowns.

How many units could realistically fit?
What would parking look like?
Would rezoning be required?
And how long would approvals actually take?

Instead of jumping straight into design, we stepped back and started with a feasibility study.

We looked at zoning, site constraints, parking layouts, city regulations — and mapped out a clear path forward. What felt uncertain at the beginning became structured, strategic, and achievable.

That’s what feasibility really does. It replaces guessing with clarity.

Earlier this year I worked with the team at Stonehaus Realty Corp. through FizzaHarris Designs to train their agents on how to see beyond what a property is — and recognize what it could become.

I had the privilege of attending The Citizens Foundation (TCF) Fundraiser Gala as one of the sponsors — an evening that left me deeply inspired and grateful.

Through FizzaHarris Designs, it was an honour to support an organization that continues to transform lives by providing access to quality education for underprivileged children across Pakistan. TCF’s tireless efforts to build schools and empower young minds are a true example of what sustainable change looks like.

Their focus on creating opportunities for girls’ education especially resonated with me. The lack of schools impacts all children, but it is often the girls who are left behind due to limited resources — and TCF is helping change that narrative.

One of the most touching moments of the night was hearing from the guest speaker — a former TCF student who shared his remarkable journey from a small village classroom to becoming a successful professional. His story was a powerful reminder that education doesn’t just change one life — it uplifts entire communities.

A heartfelt thank you to my wonderful guests who joined me that evening — your presence and support made it even more special. 💛

Standing between the TCF and FizzaHarris Designs banners felt symbolic — a reminder that creativity, compassion, and community can come together to make a real difference.

Here’s to hope, opportunity, and a brighter future for every child. 🌿✨
