💧 Running out of well water? Understanding the cause is the first step toward a solution.

Your well has a limited reserve of water and takes time to replenish. When household demand exceeds that recovery, shortages can occur.

And some water use happens when nobody is opening a tap:

🚽 A toilet that keeps running
🔧 A hidden plumbing leak
🔄 Water softener regeneration or filter backwash cycles

Add showers, laundry and outdoor watering, and the demand can become more than the well can keep up with.

During a recent assessment for a homeowner experiencing water shortages, we measured similarly slow well recovery in two controlled withdrawal tests. Those findings helped explain the supply problem and gave the homeowner clearer information for planning the next steps.

Knowing how your well performs—and where your water goes—can help you avoid spending money on changes that may not address the cause.

Water coming from the tap does not always mean a private well can reliably support the household.

During a short property viewing, the water pressure may appear completely normal. But what happens when the shower, washing machine, dishwasher, and several faucets are used over a longer period?

A well flow and recovery test helps evaluate:

💧 The rate at which water is delivered
💧 How the pressure responds during sustained use
💧 The available water supply in the well
💧 How quickly the well recovers after drawdown

This information can be especially important when purchasing a rural home with a drilled or dug well. The purpose is not simply to confirm that water flows—it is to better understand how the well and pressure system may perform under realistic household demand.

IL-AirTech Home & Well Inspection provides private well assessments, flow and recovery testing, water sampling, and professional home inspections throughout Hammonds Plains, Halifax, and surrounding HRM communities.

🏡 Buying a rural home with a dug well?

A dug well is not simply a wider version of a drilled well. It stores and recovers water differently, which means it requires a different type of assessment.

Seeing water flow from the taps does not tell you the full story.

A dug-well condition assessment may include:

• The condition of the cover and service opening
• The concrete crocks and visible joints
• Surface grading and the risk of runoff entering the well
• Static water level and available water-column depth
• Approximate stored-water volume
• Controlled drawdown and recovery
• Sediment and other visible conditions

Water sampling is also important—but it answers a separate question. Laboratory results describe the quality of the sampled water. They do not confirm that the well is physically protected or that it can provide enough water for the household.

IL-AirTech provides home inspections, dug-well condition assessments, drilled-well flow and recovery testing, and water sampling for laboratory analysis in HRM and surrounding areas.

One exterior condition that can be easy to overlook during a property viewing is the direction of surface water.

During a recent home inspection, the rear yard and patio were sloped toward the house. With the frequent heavy rain we experience in Nova Scotia, this can allow water to collect beside the foundation and increase the risk of basement dampness or water entry.

When viewing a property, look beyond the interior finishes and consider:

• Does the ground slope away from the foundation?
• Where do the downspouts discharge?
• Do patios and walkways direct water toward or away from the house?
• Are there low areas where water may collect?

Poor grading does not automatically mean that water damage is present, but it is a condition that deserves careful evaluation.

A professional home inspection helps buyers understand visible conditions, their possible implications and the maintenance priorities that may follow.

Peace of mind starts with understanding your home. 🏠

For Canadian Armed Forces members and military families, deployments, postings and demanding schedules can mean your attention is needed somewhere else. Knowing the condition of your home—and which maintenance items deserve attention—can make that responsibility a little easier to manage.

During a recent inspection, I found that the rear yard and patio were directing rainwater toward the foundation. With the frequent heavy rain we experience in Nova Scotia, poor grading can allow water to collect beside the house and contribute to basement moisture or water entry.

A professional home inspection cannot predict every future problem, but it can identify visible concerns, explain why they matter and help you establish clear priorities.

🏠 Radon doesn’t knock before entering.

It may be the unwanted houseguest you can’t see, smell, or hear—and the only way to know whether it is present is to test.

Radon is a naturally occurring radioactive gas that comes from uranium in soil and rock. It can enter a home through cracks in the foundation, construction joints, floor drains, sumps, and openings around pipes.

Levels can vary significantly between neighbouring homes, so you cannot determine your home’s radon level based on a neighbour’s result—or through a regular home inspection.

Health Canada recommends long-term radon testing for at least three months.
