Nobody tells you what a renovation actually feels like to live through.

It's loud. It's dusty. Decisions get made faster than feels comfortable. Trades show up at 7 a.m. or not at all. Something might take longer than the schedule says.

This is normal. It isn't a sign that things are going wrong.

What makes it manageable: a designer who has been through it enough times to know which surprises are routine and which ones actually need your attention.

The laundry room is one of the most used rooms in the house and is often the last one anyone budgets for.

A well-designed laundry room has counter space at the right height, storage that matches how you actually sort and fold, lighting that lets you see what you're doing, and materials that can handle what the room is asked to do every single day.

It doesn't need to be beautiful. But it can be!

Design fees exist to prevent the decisions that cost twice — once when you make them and once when you undo them.

A built-in isn't furniture you bought. It's architecture you commissioned. It lives in the walls, respects the ceiling height, and was drawn — specifically — to fit that exact corner of that exact room.

The most useful thing you can say: 'This room feels too formal for how we actually live' — or — 'I love the materials but the island looks big.'
