When we talk about scope of work, we mean everything: spatial planning, reflected ceiling plans, elevations, millwork drawings, finish schedules, furniture plans, and the coordination with every trade involved in the build.

It's not a mood board and a shopping list. It's a full set of documents that tell a contractor exactly what to build, in what order, to what spec.

The more detailed the scope, the fewer surprises on site.

Older homes have a logic to them that newer builds don't.

The ceiling heights, the moulding profiles, the way rooms connect — it was all figured out a long time ago and it mostly still works. Our job in a heritage home isn't to modernize it. It's to understand what it was trying to do and help it do that better.

Stripping original details out of an old house is one of the things we push back on hardest.

We hear this one a lot: "I have kids and a dog so I can't have nice things."

You just need to spec the right materials. Performance fabrics that look like linen. Stone that can handle a glass of red w**e. Flooring that doesn't show every paw print. Practical and beautiful is one of our favourite briefs.

Construction drawings, space planning, material specifications, structural coordination — all of that happens before a contractor touches anything. The earlier we're involved, the more control you have over the outcome and the less you spend correcting decisions that were made without the full picture.

If you're still figuring out whether you need a designer, that's exactly when to call.

By that point we've already been working for months — measuring, drawing, sourcing, presenting, revising. The construction phase is actually the straightforward part. Everything difficult happens on paper first.
