Hodgson Design Associates Hodgson Design Associates is a collaborative design studio specializing in luxury modern interior an Our Approach
Interiors should be simple and beautiful.

Our interiors balance elegant simplicity with bold expression, evoking a sense of spaciousness, connection and originality. We work to create quality designs that add value – to life, to work, and to place – this is our inspiration, our motivation and our commitment to our clients. Communication inspires evolution in design. Our open concept studio holds the space for constant dialogue among our designers, enabling them to flesh out new ideas and work through challenges in an inspired and engaged environment. We invite our clients to visit our studio throughout the design process and work with our designers. Here they discuss concepts and innovations for the designs at hand as one team, building a shared vision and mutual trust, which often leads to future projects. The collaborative dynamic between new and seasoned designers with our clients, lends itself to inventive design solutions that are at once refreshing, sensitive and sophisticated. Together, the HDA team redefines the edge of responsive, modern
interior design.

Welcome to Waverly Farm!

First visit, Part 1: the main house, built in the 1890s.

Thirteen acres, more than a century of history, and so many plans ahead.

Stay tuned for Part 2, where we’ll explore the rest of the property.

A sneak peek inside our Beachview project, now at the finishes stage.

Juli shares a few of her favourite details and materials. Each one was chosen for how it meets the light and the view, and for the sleek, considered design that is her signature.

Every inch of this property has a purpose. On this site visit, Juli walks through the thinking behind ’s site plan. Conceived the way a planner conceives a neighbourhood with distinct zones unfolding from the front door down to the water’s edge. Spaces for gathering, for quiet, for movement in between. It’s proof that planning for the entire property deserves the same attention to detail as planning within. Taking shape is a garage set quietly into the landscape. And now near completion, a pool the colour of the ocean it overlooks, its edge shaped to be heard as much as seen.

A careful study of the original structure and zoning rules made the direction clear — a complete rebuild, conceived with intention from the ground up.

Designed by Juli Hodgson of Hodgson Design Associates, in collaboration with architect Sean Best. Realized with exacting precision by Trevor Eyford and Eyco Building Group.

On the main floor, indoor and outdoor living seamlessly connect. Generously proportioned windows are placed with quiet intent — framing the view, preserving privacy. An architectural staircase is defined by ambient light. Skylights carry daylight throughout the home, regardless of the weather outside.

A study in restraint, proportion, and light.

At , every level of this landscape has been carefully terraced to preserve the views, while carving out distinct spaces for how you actually live outside. A seating area here. A fire pit there. Natural materials throughout. Nothing blocks the horizon. Nothing is accidental. The landscaping works with the land, not against it, so that the setting remains the centrepiece at every turn.

At HDA, the conversation between inside and outside is one we return to on every project. At , we’ve taken that idea as far as it can go. These expansive doors open in both directions, dissolving the boundary between the living space and the outdoor dining area beyond. When they’re open, the outside simply becomes part of your home.

This is what seamless indoor-outdoor living looks like when it’s designed from the ground up.

Progress update on one of our favourite elements of the project — and it’s shaping up to be something truly extraordinary. We’re on site walking through the pool and spa area by .

The scale of this hot tub has to be seen to be believed — designed to accommodate more than twenty guests, this is not just a feature of the home. It’s a destination in its own right.

We can’t wait to show you the finished result!

Juli walks us through the refined material palette for — a thoughtfully limited selection, finished and applied to create a calm, uncluttered feel. Textured wood, stone and black steel come together with impeccable integration, seamless joints and fluid transitions. The whole property nods to feng shui: balanced elements, flow, timeless calm.
