Normativas de construcción para dormir tranquilo….

¿Qué normativas tengo que cumplir en un proyecto de construcción? Este es un listado rápido, aunque nuestro mejor consejo es consultar con un técnico tu caso particular. Envíanos un mensaje y hablamos 😉

1. Licencia de Obras – Permiso del ayuntamiento donde se comprueba que cumples con la normativa urbanística y con los estándares mínimos para tu proyecto, depende de la complejidad de tu proyecto y de tu ayuntamiento. Si sólo estas reformando un baño o una cocina puede ser suficiente con una “Declaración Responsable” pero si aumentas el área construida, haces cambios estructurales, cambio de uso, etc se considera “Obra Mayor” y necesitas una Licencia de obras completa. Ante la duda, pregunta.
2. Estas en área protegida o casco histórico? La complejidad de la “Licencia de obras” crece para proteger ese carácter especial.
3. Todo proyecto que necesite se considere “Obra Mayor” necesita ser visado en el Colegio de Arquitectos correspondiente. Aquí se revisa que el proyecto cumpla con el “Código Técnico”, una normativa obligatoria para comprobar que tu edificio es seguro en términos de estructura, protección contra incendios, salubridad, seguridad anti caídas, etc.
4. Alquilas? Tienes que asegurarte de que el certificado energético cumpla los mínimos establecidos, estos mínimos están creciendo… mejor preguntar.
5. Alquiler vacacional? (Airbnb) Muchos ayuntamientos requieren un permiso especial para esta actividad para asegurar unos requisitos mínimos.
6. Vivienda nueva? Necesitaras un “Certificado de Habitabilidad” una vez los trabajos de construcción estén terminados. Este documento será clave para situaciones como vender esa casa o contratar suministro de luz, agua, etc.

Construction legislation to sleep peacefully…

Which regulation do I need to comply with a construction project? Here is a quick list, but our best advice is to ask a technician about your case. Leave us a message and let's talk 😉

1. “Licencia de Obras” – “License to Build”. City planning regulations and minimum standards for your property. This permission will vary depending on the complexity of your project. If you are doing only an upgrade of the bathroom, or kitchen it may be sufficient with a “Responsibility Declaration” If you are altering the use of the property, increasing the built floor area or doing structural alterations, your project is considered “Major Works” and you will need a full license.
2. Is the property in a protected area or the historic city center? the complexity of the “Licencias de Obras” will vary to protect that special place.
3. Every project considered “Major Works” has to be presented to the “Colegio de Arquitectos” and needs to comply with the technical regulation “Código Técnico”. These regulations are there to ensure that your building is safe in terms of structure, services, fire regulations, safety of use, energy efficiency etc.
4. Renting? Then, you need to ensure to meet the standard established with the energy certificate. These standards are increasing often, so better check.
5. Building a new house? If so, you will need that “Completed Works” certificate among other documents to ask for the “Certificado de Habitabilidad”. That is a document that proves that the building is safe to be used, and it is usually required when you apply for services for a new house among other situations, like renting or selling.
6. Renting to holidaymakers? many councils have special permission to do so and some technical requirements may need to be met.

No tengo un estilo!
Pregunta del millón a cualquiera que se dedique a diseñar para otros…. ¿Cuál es tu estilo? Parece obligatorio que tengas que definirte con un estilo determinado…pero, ¿qué pasa si simplemente yo no me defino con uno? Pues, aunque te pueda sorprender… no sería la única arquitecta que aboga por no tener un sello personal, sino que trabaja con cada cliente para encontrar la esencia de cada proyecto, aplicada a los tiempos que vivimos y con las técnicas de construcción actuales…. Así que yo diría que nuestro estilo es… encontrar el tuyo. Al fin y al cabo, mi objetivo es diseñar para ti, no para mí.

I don’t have a style!
The million-dollar question for anyone who designs for others... What's your style? It seems mandatory to define yourself with a particular style... but what if I simply don't define myself with one? Well, although it might surprise you... I wouldn't be the only architect who advocates for not having a personal stamp but rather works with each client to find the essence of each project, applied to the current times and construction techniques… So, I would say that our style is... finding yours. At the end of the day, my mission is to design for you, not for me.

WILLIAM HOME (EN + ESP)

The home for an art collector and following the style of the 19th century "Arts & Crafts" was a nice challenge to take, from the details to take care of when designing the furniture to the logistics of doing the construction works while half of the house was inhabited and storing treasures. The rear garden extension was also unusual, with the internal timber lining and the metal cladding roof... we loved that bird-watching room! This house was more interesting than some of the museums that I have visited!

La casa de un coleccionista de arte que sigue el estilo de la segunda mitad del siglo 19 “Arts & Crafts" fue un reto maravilloso! Desde los detalles en el mobiliario a medida para acomodar las distintas colecciones de objetos a la logística de hacer los trabajos de construcción mientras la casa seguía habitada. La extensión trasera sobre el jardín también fue bastante inusual con el interior cubierto en madera y el techo metálico…nos encantó esta habitación para admirar los pájaros que visitaban el jardín! Esta casa era más interesante que algunos de los museos que he visitado!
