PAVE Architects Ltd is a design office that hails from the latitudes of four seasons. We create and execute comprehensive aesthetical solutions that aim to make the difference. While our creations have proven to be unique and versatile, three things can be found in every one of them: uncontested quality, meticulous attention to client’s wishes and the fact that even though considering ourselves as experts in our field, we really do not want to take everything so bloody seriously.

The past couple of years have brought plenty of change, including our move into the new PAVE Studio. Our online home deserved a fresh look too, and we’ve been working behind the scenes to bring it together.

Autumn is settling in at the PAVE studio.

As our studio art exhibition Connecting People has drawn to a close, many of our projects are moving towards completion.

Two of our major hotel projects, Arcora and Santas Noelle, will be completed in December and welcome their first guests. Our hotel project in Ruka will open its doors in spring 2027. We can’t wait to see these spaces in use.

Construction is progressing on the Terrace Houses and Oulun Kultakello. Kultakello, the first apartment building in the Kello neighbourhood, is due for completion by the end of November, whilst Terrace Houses will welcome residents to their new homes in time for Christmas 2027.

Alongside these larger projects, we also have private homes on our drawing boards. Each brings its own possibilities and rewards to the design process.

Thank you to everyone who visited the exhibition. We are looking forward to the season ahead and the projects to come!

Our architecture has helped shape Toppilansalmi for over 12 years and now expanded to Ranta-Toppila in Oulu.

Our newest addition to Ranta-Toppila, Puhurinranta, brings spacious homes with bright living areas upstairs to make the most of the coastal setting. Right next door, the private homes of Merivillat enjoy uninterrupted sea views, with timber façades and pitched roofs inspired by traditional boathouses.

Our journey began just a stone’s throw away in Toppilansalmi at Tervahovi Silos and Old Silos, transforming former industrial silos into loft style apartments. It continued with the adjoining SOK mill site, where a new residential building reinterprets the scale and character of the original structure. The detached Waterfront Houses completed the Tervahovi masterplan.

Nearby, K21 continues this connection to the area’s industrial past, bringing homes, care services and local amenities together in a building that echoes the form of the former harbour warehouse.

From industrial heritage to contemporary coastal homes, each project adds a new chapter to these neighbouring waterfront neighbourhoods.

Puhurinranta takes shape in Ranta Toppila, where the area’s maritime and industrial character provides a distinctive setting for new homes.

The façades are defined by a strong rhythm of dark and light timber, varied rooflines and generous glazed sections. Along the western side, balconies and terraces extend the homes towards the surrounding landscape, while the ground level spaces create a more open outdoor layer.

The contrasting timber tones, repeated vertical lines and clearly articulated volumes give the row of homes a cohesive expression while maintaining variation between each section.

Kaleva critic Leena Kangas visited our Connecting People exhibition at PAVE Studio, exploring how the works interact with the architecture, materials and spaces of the building.
The international group exhibition brings together 61 works by 30 artists from eight countries across three floors of PAVE Studio.

These are the final weeks to visit the exhibition. Connecting People is open until the end of September 2026, with free guided tours on Thursdays from 16:00 to 18:00.
Larger groups can also arrange a separate visit in advance.

At K21, the material palette brings the building’s different layers into focus.

Raw concrete from the former warehouse sits alongside corrugated metal, galvanised steel and vivid orange surfaces.

Creating a clear contrast between the retained industrial structure and the new architecture.

Some of the graffiti on the original concrete has also been preserved.

During the years when the warehouse stood derelict, these markings became a prominent part of its character.

Keeping traces of them allows that chapter of the building’s history to remain visible rather than being erased.

Across the courtyards and facades, metal screens, stairs and vertical fins filter sunlight and cast changing shadows over the surfaces throughout the day.

Together with the weathered concrete and strong colour accents, these details give K21 a material identity that feels both industrial and distinctly new.

K21’s building form is defined by the preserved silhouette of the former sulphur warehouse. The robust concrete base remains visible at street level, while the lighter metal structure above traces the original volume and gives the building its distinctive, almost translucent character.

The rhythm of the vertical slats changes as you move around the building, revealing glimpses of balconies, external staircases and the warm orange surfaces within. Old and new remain clearly readable, with the raw concrete structures grounding the building and the new layers bringing lightness, depth and movement to its long facade.

Together, these elements allow K21 to retain the scale and identity of the industrial warehouse while giving it a new architectural life within Toppilansalmi.

We always love seeing how the homes we design take shape once the residents move in and make them their own.

One of the Meri Villas homes was recently featured in Kaleva, offering a look inside a home shaped around both its seaside setting and the residents’ everyday life. The article explores how the original architectural plans were adapted during the design process, from a dedicated pantry to changes in the sauna spaces, as well as how the residents selected the interior materials and added their own art, ceramics and personal details.

The result is a home that carries the architectural identity of Meri Villas while reflecting the people who live there.

As construction progresses on the Terrace Houses in Vaakunanranta, Oulu and we wanted to take a closer look at the landscape that surrounds the project. Set within the Oulujoki river delta, the area is shaped by water, greenery and views across the surrounding archipelago.

The marina, shoreline vegetation and open stretches of water give the site a character that feels closely connected to nature while still being part of the city. This relationship between the architecture and its waterside setting is an important part of the development of the neighbourhood and how the Terrace Houses are now beginning to take shape there.

A look at Meri-Villas in the summer sun, now fully settled into their waterfront setting in Toppilanranta. The red and black timber façades and repeated gable forms create a distinctive rhythm along the shoreline, giving the 12 homes a strong shared identity while still allowing each villa to have its own character.

One of the defining features of the design is how the homes open towards the sea. The upper floor living spaces connect directly to generous roof terraces and sheltered outdoor areas, creating an extension of the interiors during the warmer months. With uninterrupted views across the seafront, Meri-Villas combine a central location in Oulu with the feeling of living right on the coast, a rare setting for detached homes within the city.
