Another rental property finished and ready for its new tenants 🔑🏠

We’ve worked for this customer before, so it was great to be asked back to take care of the flooring in their latest full property refurbishment.

With the building work and decorating complete, we were one of the final trades in — and the new carpets have really finished the place off 👌

For a rental property, it’s not just about looking good. The flooring needs to be practical, durable and easy to maintain, so we fitted a hard-wearing bleach-cleanable twist carpet throughout.

THIS is why you shouldn’t be afraid of colour 👏

How good does this combination look?!

Our customer went bold with a deep navy carpet for their stairs and landing, finished with a contrasting natural/straw whipped edge on the runner — and we think they absolutely nailed it.

The lighter edging makes the runner pop against the navy, while the white staircase brings the whole look together. A brilliant example of how choosing something a little different can completely transform a staircase.

As always, it wasn’t just about the finished look. The stairs were fully prepared before fitting to make sure the finished job was every bit as good as the colour combination.

THIS is why the preparation underneath your LVT matters 👇

What a transformation. 🔥

We recently completed this full downstairs in J2 Flooring Iconic Herringbone LVT – Ashdown and the finished floor looks absolutely stunning.

But getting to this point wasn’t quite as straightforward as the photos might suggest…

The existing subfloor had three different levels running through the property, along with an area of previous floor preparation that simply wasn’t good enough and needed to be completely removed.

For a glue-down LVT installation like this, you can’t just floor over those problems and hope for the best.

So we put it right. ✔️

Using a combination of 9mm flooring-grade plywood and Kelmore smoothing compound, we brought the different areas together to create the flat, solid base needed before a single piece of LVT was fitted.

Then came the good bit…

J2 Iconic Herringbone in Ashdown throughout the entire space. 😍

The warm oak colour against this kitchen is something else, and running the herringbone continuously through such a large area makes the whole downstairs feel connected.

Jobs like this are exactly why professional floor preparation matters just as much as the floor you choose.

Now THIS is a finished room 😍🔥

We fitted this stunning 12mm herringbone laminate a little while ago, and our customer has now sent us the photos with the room completely finished.

What a transformation. 👌

Before a single board went down, we carried out the necessary floor preparation to get everything level and ready for installation. Once the herringbone was fitted, the room was finished with new skirting boards for that clean, seamless look — no scotia needed.

Since then, our customer has put the finishing touches to the media wall and we think the combination looks incredible.

The light oak herringbone, new skirtings, feature wall and lighting all work perfectly together. 🤩

We supplied and fitted Colonia Village Oak Parquet in a small plank design, perfectly proportioned for the size of the room. The warm oak tones and parquet pattern completely transform the space, making it feel more luxurious and far more expensive than it was.

But a beautiful floor is only as good as what’s underneath it…

The existing subfloor wasn’t up to our standards, so we strengthened it with 9mm flooring grade plywood to provide a solid, stable base. It’s the preparation you don’t see that ensures your new floor stays looking great for years.

This project is a perfect example of why attention to detail makes all the difference.

For this installation, Darren fitted J2 Flooring Regal Timber LVT in a classic herringbone design throughout the lounge before creating a bespoke feature on the two large steps leading into the room. By combining herringbone and plank designs using the same flooring, we achieved a seamless transition that really elevates the space.

To complete the look, we installed Stairrods UK Ltd Antique Brass step profiles, giving the steps a premium, durable finish that looks every bit as good as it performs.
