Love your home, but outgrowing the space?

As families grow, the way we use our homes changes. The kitchen that once felt spacious becomes a squeeze, toys take over the living room, and suddenly there's nowhere quiet to work or relax.

But needing more room doesn't automatically mean you need to move.

Sometimes an extension, alongside a rethink of the existing layout, can give you the space your family needs without leaving the neighbourhood, schools and familiar surroundings you've grown to love.

At 81 North, we look at how your home works now, what needs to change and what might be possible.

Architect first or builder first?

It's a question worth thinking about if you're planning an extension or renovation.

Getting a builder round for a quote might seem like the obvious place to start, but before anyone can give you a meaningful price, it helps to have a clearer idea of what you're actually looking to build.

That's where the design work comes in. Understanding what's possible with your property, exploring the layout and considering any planning requirements can help you make better decisions before moving towards construction.

And builders are an important part of that process too. It's about getting the right people involved at the right time.

Swipe through for our thoughts on where to start.

Found the perfect plot? Here are 5 things worth checking before you buy.

Building your own home is a big investment. Choosing the right plot involves more than finding somewhere you like the look of.

1. Financial viability and end value

Are there similar bespoke homes nearby? What have comparable properties sold for per square metre?

Building a £1 million home doesn't necessarily mean it will be worth £1 million when finished. Land values vary considerably between areas, while build costs don't always follow local property prices. Look at the total cost of the land and build against the likely finished value.

2. Planning permission and feasibility

A plot advertised as suitable for development doesn't guarantee permission for the home you want. Ask an architect or planning consultant to help assess the site. Local policies, previous applications, nearby precedents and restrictions all matter.

3. Access and services

Can construction vehicles get onto the plot? Are water, electricity and drainage available? Access difficulties and new service connections can add significant costs, so investigate them early.

4. Ground conditions, ecology and environmental risks

Poor ground conditions, flood risk, contaminated land, drainage problems and protected species or habitats can affect what you can build, the surveys needed and the budget. These issues aren't always obvious when viewing a plot, so investigate early.

5. Legal restrictions and boundaries

Rights of way, restrictive covenants, access rights and boundary issues can affect what you can do with the land. Have a solicitor check these before committing.

A plot might look perfect on paper but still be wrong for your plans or budget.

At 81 North, we don't just think about design. We think like developers too. We consider the process, practical challenges and financial realities, not just how a house looks on a drawing.

A renovation is about more than fresh paint, new flooring and choosing finishes. It’s about understanding how you want the space to work, what your property can accommodate and how your decisions fit your budget.

Before you get started, it’s worth thinking about:

How you use the space now, and what needs to change.

Storage, natural light and how rooms connect.

What’s achievable for your property and budget.

Which permissions and professionals your project may need.

The end result you want to achieve, and what matters most to you.

At 81 North, we believe in starting with the end in mind and making informed decisions before committing to a design or starting work.

Not every project starts with an existing building.

Sometimes we get a blank canvas and are asked to create a home that's designed specifically for the people who will live in it.

From the layout and flow of the rooms to natural light, proportions and how the spaces connect, there's a lot to consider when designing a bespoke home.

Thinking about building your own home? We'd be happy to have a conversation about what you've got in mind.

Extend or move? Before you decide, take a closer look at the home you already own.

When you need more space, moving might seem like the obvious answer. But have you considered what could be possible with your current property?

A better layout, more natural light, a loft conversion or an extension could give you the space you need without leaving the location you love.

Of course, extending isn't always the right option. It depends on the property, the site, what's possible and the costs involved.

At 81 North, we believe in starting with the property, not an assumption.

Thinking about moving because you need more room? Send us a floorplan, a Rightmove link or a few photos, and let's start a conversation about your options.

We do love a barn here at 81 North Architecture

Really pleased for our client to have recently secured planning for three Class Q barn conversions in North Yorkshire.

A few CGI ideas here of what the scheme could look like, but the plan now is actually to revisit it and see whether there’s an opportunity to move towards a more traditional brick-built design.

This one has been a few years in the making, which I think is something people sometimes underestimate with development. It isn’t always about finding a site, chucking an application in and building six months later.

Sometimes the game plan is years long.

It’s about having the right team around you, knowing where you’re trying to get to and having the right planning strategy from day one.

Planning secured. Now we see what else we can squeeze out of it. 👀

Before a project gets built, bought into, funded, approved or priced properly, people need to understand it.

That’s where good design and proper visuals earn their keep.

At 81 North, we help homeowners, developers, landowners and commercial clients turn ideas into something people can actually see, understand and get behind. New builds, extensions, commercial conversions, shopfronts, awkward sites, tired buildings with potential, and the occasional “I’ve got this mad idea, is it possible?” conversation.

The answer is usually: maybe. Let’s have a proper look before anyone starts knocking holes in things.

CGIs are a huge part of that process. They help clients see the finish, help planning officers understand the proposal, help developers present the opportunity, and help everyone stop pretending they can visualise a scheme from a flat elevation and a tiny materials note.

Good drawings matter. Good design matters. But being able to show the finished idea before it exists can be the thing that gets people excited, reassured, funded, sold or simply brave enough to crack on.

So whether it’s a home extension, a new build, a commercial conversion, a shopfront, or a site that needs a bit of imagination rather than another beige box with windows, we can help.

You may be sitting on a building plot without realising it.

Got an old barn, yard, backland plot or awkward bit of land doing absolutely nothing?

It might be worth more with the right planning strategy.

This is where 81 North is heading more and more: helping landowners create planning uplift.

Not just drawings.
Not just pretty CGIs.
Actual value.

A redundant barn with Class Q potential.
A tight infill plot that could take one or two homes.
A bit of backland behind an existing property.
A tired old building that might have another life.

The trick is working out what the site can realistically carry before everyone starts spending money and getting excited.

We look at:

Planning route
Design potential
Access
Privacy
Neighbour impact
Ecology
Drainage
Buildability
Likely GDV
Exit options
Whether there is actually a deal in it

And because we are developers as well as designers, we look at it through both lenses.

Could you build it?
Could you sell it?
Could a builder buy it?
Could a self-builder fall in love with it?
Could the landowner get paid without having to take on all the risk?

In some cases, we can also look at subject-to-planning or option-style deals where we help unlock the planning value and agree a structure that works for both sides.

No waffle. No smoke and mirrors. No promising that every old shed is about to become Grand Designs with a hot tub.

Just a proper look at whether there is planning value hiding in the land.

If you have a barn, yard, garden plot or bit of land and you are wondering what it could be worth, send it across.

We will tell you whether it is worth exploring in a confidential discovery call.

A redundant backland infill plot.

Most people would probably have looked at this and assumed it was a one-house job, or nothing could work without overlooking issues.

We managed to get two bespoke executive homes on it.

Not two squeezed-in boxes. Two proper homes, with private gardens, good outlook, strong natural light, and a design that feels like it belongs on the site rather than being dragged out of a house type catalogue and squashed into place.

White render. Anthracite frames. Natural slate roof. Full-height glazing. Clean contemporary detailing.

But the pretty CGI is only the front-of-house bit.

The real work is in making the site stack.

Can we get planning?
Can it be built without the budget having a little episode?
Will the layout work?
Will the gardens and outlook feel right?
Will the GDV justify the grief?

That is where we come at things differently.

We are not just designers drawing dream houses for "one of those episodes" of Grand Designs. We are developers ourselves, so we look at planning, cost, value, access, privacy, buildability and whether the scheme actually makes sense.

If you have an infill plot, backland site, large garden or awkward bit of land and you are not sure what it can carry, send it across.

We will give you an honest read before you spend a penny on drawings.

We can also help you gain planning without some of the upfront fees that might be putting you off creating your own schemes, so if you have some spare land, don't know what to do with it and would like to see how it can make you money, let's have a confidential conversation.
