Your wooden floor does not always need full sanding.

Sometimes, a lighter maintenance route such as buffing and recoating is enough to improve the appearance and restore protection. Other times, if the finish has worn through or the timber has started absorbing moisture and dirt, full sanding and refinishing may be the more sensible long-term option.

The difficult part is knowing which stage your floor is at.

Leaving it too long can turn a manageable maintenance job into a bigger restoration project, especially with engineered wood, where there is a limit to how many times the floor can be sanded.

Sometimes, yes.

But the honest answer is that it depends on how much real wood remains.

Engineered flooring is not solid oak all the way through. It normally has a layer of oak over a supporting construction.

Every time the floor is sanded, part of that top layer is removed.

On this Fish Islands project, the floor had been restored before. The remaining veneer was very limited, so a standard aggressive sanding process was not appropriate.

Before making a recommendation, we needed to consider:

how much material could safely be removed
whether the wear was mainly within the finish or deeper in the timber
whether a consistent improvement was still realistic
which sanding system would give us the necessary control
which finish would suit the property after restoration
how the deadline would affect the finishing choice

The goal was not to chase every mark at any cost.

The goal was to achieve the strongest realistic improvement while protecting the structure of the floor.

That distinction matters.

A good assessment tells you not only what can be done, but also what should not be attempted.
