Three things this Highgate job reinforced:

Here’s what a terracotta clean and reseal looks like in practice, from the Highgate job.

The floors were stripped to remove the residues.
The tiles were deep-cleaned, so the surface was properly clean before sealing.
The floors were sealed with a matt impregnating sealer.

It’s the same approach behind our terracotta cleaning and resealing service, where old finishes are stripped and the tiles are resealed in the finish the client wants.

𝐓𝐡𝐢𝐬 𝐨𝐚𝐤 𝐟𝐥𝐨𝐨𝐫 𝐥𝐨𝐨𝐤𝐞𝐝 𝐭𝐢𝐫𝐞𝐝. 𝐓𝐡𝐞 𝐛𝐢𝐠𝐠𝐞𝐫 𝐩𝐫𝐨𝐛𝐥𝐞𝐦 𝐰𝐚𝐬 𝐰𝐡𝐚𝐭 𝐰𝐞 𝐜𝐨𝐮𝐥𝐝 𝐧𝐨𝐭 𝐚𝐟𝐟𝐨𝐫𝐝 𝐭𝐨 𝐫𝐞𝐦𝐨𝐯𝐞.

When we were contacted about this rental property in Fish Islands, Stratford, the engineered oak floor was heavily worn, scratched and uneven.

The client had already been let down by another company. Tenants were due to move in, the cleaner was booked, and more than 70m² of flooring needed attention.

Replacing the floor would have added considerable cost and delay.

But sanding it without understanding its construction could have caused another problem.

Engineered oak has a real wood layer on top, known as the veneer. This floor had been sanded before, leaving very little material available for further correction.

That meant the job was not simply about making the marks disappear.

It was about removing only what was necessary, preserving the remaining oak and choosing a finish that would suit a busy rental property.

A floor does not always need the biggest intervention.

It does need the right one.

Because the new sealer needs to go onto the tile itself, not on top of old build-up. On this Highgate job we worked in the order the floor needed: strip, deep clean, seal. For protection we chose a matt impregnating sealer, which works within the pores of the tile instead of sitting on top as a shiny film. That suits a low-sheen brief and keeps the floor looking like terracotta.

The finish is always matched to the floor and the client. On a blue brick ceramic floor in Kentish Town, we used a different system for a durable satin result. Same principle, different protection: clean properly first, then choose what fits.

Most London floors don’t fail overnight, they wear out slowly, and quietly.

Here’s what we see all the time in London homes.

Floors that look “fine”, until they’re not.

No sealing doesn’t mean no damage, it just means the damage is happening underneath the surface.

Foot traffic grinds dirt into the wood.
Spills soak in deeper than you think.
Cleaning products strip what little protection is left.

And over time?

You get dull patches that won’t lift.
Warping in high-traffic areas.
Permanent stains that sanding can’t fully fix.

That’s the part most people miss, cleaning keeps it tidy, but it doesn’t protect the material itself.

In London flats especially, where space is tight and floors take daily wear, sealing isn’t a “nice to have”, it’s what keeps your floor structurally sound.

Terracotta is fired clay, and it’s naturally porous. That’s why it looks so warm and characterful, and also why it holds on to old residues and previous finishes.

A client in Highgate came to us with exactly that. Their tiles still had old residues on them, and they wanted them cleaned and resealed to a matt, low-sheen finish. Not glossy.

Here’s the catch with matt: there’s nothing shiny to hide an uneven or half-cleaned surface. So the starting point was simple. No point protecting the floor until it was properly clean underneath.
