The most remarkable rooms are often the ones below ground.
Modus Vivendi has spent years helping homeowners and architects turn basements into the most sought-after spaces in the house.

Some things in a well run home simply happen.

The morning light arrives exactly when you want it. The evening draws in softly at dusk. The glare is dealt with before you’ve even noticed it.

Automated blinds, shades and curtains are the extra pair of hands you never see, quietly taking care of the small daily tasks so your home feels effortless from the moment you wake until the moment you fall asleep.

Timed to the sunrise, responsive to the weather, or simply called upon with a word. This is Invisible Intelligence.

Walk in and the lights have already found their mood. The blinds ease down as the afternoon sun shifts. Your favourite playlist follows you from the kitchen to the terrace. Nobody touched a switch.

That’s the quiet magic behind this home.

created the interiors, and we brought the technology in around them, so every system sits behind the design rather than in front of it. Lighting, shading, music and climate all answer to one system, while keeps the heating and cooling out of sight.

We’ve spent more than 20 years at the forefront of smart home design, and in that time one thing hasn’t changed: the cleverest technology is the kind you forget is there. You simply notice that the house always seems to know what you need.

When people ask us what a smart home actually looks like, our honest answer is: you shouldn’t be able to tell. No banks of switches. No drawer of remotes. No screens competing for your attention. Just a house that understands how you live.

Lighting that softens as the evening draws in. Blinds that close as the film begins. Music that follows you from the kitchen to the terrace. A home that’s warm and welcoming before you’ve turned into the drive.

That’s Invisible Intelligence. The technology is everywhere, and nowhere you’d notice it.

Planning a new build or renovation? We’d love to show you what that could feel like in your own home.

Most of us never think about the light around us, yet it quietly shapes so much of our day: how easily we wake, how well we focus, and how readily we unwind when evening comes.

In a luxury home, the lighting follows the natural rhythm of the day. Mornings arrive with a soft, warm glow that brightens gently as the house comes to life. Through the day, cleaner, crisper light keeps every room feeling fresh and energised, before easing back into warm, restful tones as evening settles in. Nobody reaches for a switch, and nobody needs to.
The fittings disappear into the architecture and the technology disappears into the background, leaving only a home that feels calm, balanced and quietly in tune with the people who live in it.

This is Invisible Intelligence: light designed not just to be seen, but to be felt.

If you’re thinking about lighting for your own home, the Modus team would love to talk.

No car keys, no queues, no one else’s rustling popcorn. Just a short walk to the best seat in the house.

Our Maidstone showroom is where that idea comes to life. Sink into the seating, dim the lights, and feel what a truly immersive home cinema is like: picture, sound and atmosphere working together so seamlessly you forget the technology is there at all.

It’s the room where ideas take shape. Here you can see and hear the very latest in home cinema technology for yourself, and start to imagine it in your own home.

Private demonstrations are available by appointment. To book yours, call us on 01622 685 813, email [email protected] or send us a DM.

Take a walk through this kitchen and notice how the light changes as you move through the space.

“Great kitchen lighting is never just one thing,” explains our MD, Luke. “When we design a scheme for a kitchen or open plan family space, we think in four layers: ambient, task, accent and mood.

Ambient lighting gives the room an even, welcoming glow, while task lighting takes care of the practical moments, whether that’s preparing dinner at the island or clearing up afterwards.

Accent lighting draws the eye to the details you want noticed, from glazed cabinetry to a favourite piece of art. And as evening falls, mood lighting softens everything to set the scene.

The best schemes bring all four together so seamlessly that you simply feel the difference, without ever noticing the technology behind it.”

These cars live better than most people, and it’s hard to argue otherwise.

They arrive by their own private lift, and occupancy sensors keep track of exactly who’s in residence. The temperature is held where it should be all year round, so they’re never at the mercy of a British winter or a sweltering August afternoon. The lighting moves from gallery bright to low and moody at a touch, there’s a soundtrack on tap whenever the mood calls for one, and all of it runs from a single keypad by the door.

No apps to juggle, no settings to remember, nothing to think about at all. Just a room that looks after its residents quietly and perfectly, which is exactly what invisible intelligence should feel like.
