Good design starts with the right decisions...🤔

For this 1960s home, the brief was to create a brighter, more open family home with better living space and a larger master suite.

Before designing, we looked at the whole picture - space for extending, parking, patios and play areas, where the best natural light comes from, key views, planning constraints and, importantly, budget.

That thinking shaped everything, including pushing the ground floor further out so rooflights could bring daylight deeper into the snug.

Considering all of these things together from the start is what creates a home that works.

A staircase might look like one decision...

In reality, changing it can transform how an entire home works.🏡

At our Belfast renovation, the original layout meant walking through the living space just to reach the back of the house. By removing the existing staircase and downstairs toilet, we’ve created a clear route through the centre of the home — improving circulation, connecting front and back, and allowing more natural light through the plan.

We’re also taking the opportunity to upgrade the entire ground floor properly.

The original 1960s floor tiles are being lifted so we can address rising damp, install a new damp-proof membrane and insulation, and run underfloor heating throughout the ground floor.

That gives the clients more than just a warmer home. It also means we don’t have to design rooms around radiator positions, giving us greater freedom with furniture layouts, glazing and how each space is used.

It’s a good example of why major renovations need to be considered as a whole. One decision affects the next — circulation, daylight, heating, interiors and how the home ultimately feels to live in.

There’s something exciting about seeing an idea take shape before a build begins.

For this new home in St Johnston, Co. Donegal, the aim is to create a house with traditional character that still feels comfortable, practical and easy to live in.

From the early sketch work to the latest visuals, the design is continuing to develop with that original vision at the centre of it.

Next up - bringing it off the page and onto site.
