✨Heads up to anyone following this account✨ thanks for your support - it’s been much appreciated. 🙏

However life has taken many twists and turns in the last year and we realise we have bitten off more than we can chew (nothing new there!).

The Coastal Renovators will not be continuing in its current form. If you want to stay up to date on our bungalow renovation by all means follow as I post a few updates on my personal account for friends and family to see what we're up to but of course there is other stuff too so you may not want to! 🤪

We should have time to breathe in 2026 … but I've been saying that for the last 14 months and not found any yet LOL!

PS. So happy with our internal "scandi" style wall. Feeling the pressure as this weekend I will be treating it with softwood lye and matt, natural oil to stop it going orange and create a more weathered look - wish me luck 🤞

Who doesn’t love a good before & after! 😍

So maybe I say this every time - but this project has been a roller coaster of a ride with so many twists and turns - we definitely have more grey hairs than before and we keep saying “this is the last one”!! (Til the next time 🤪🙈)

Have been very quiet on social media recently and had absolutely no time to put into The Coastal Renovators and our plan to help others navigate the journey of a renovation. Our mental health has been tested to the max, many a sleepless night, frustration, filth, homelessness and hard graft has been all consuming!

Yes we’ve had a lot of help this time compared to the last. We needed to use a contractor and pay the premium for doing so as we were managing it from abroad initially - but that bought a whole set of different stress, particularly as we are so pinickity about stuff. Not being on site was a challenge in itself for us!

Now we are back on site, doing all the stuff we can’t afford to pay someone else to do and the clock is ticking as we have 7 weeks to get ourselves some semblance of a water tight and liveable house with everything back out of storage before we leave the UK til May 2026!

Anyway, we can now at least see the light at the end of the tunnel. Busy couple of weeks coming up - kitchen in, floor down, and carpets in the bedroom. The windows going in today!

We will be sharing lots of before and afters so stay tuned, but just by removing the conservatory and bringing that space into the structure of the house has transformed this little bungalow we bought 13 months ago into something completely unrecognisable from its former state 😍

Productive week!
Ensuite floor prepped and shower tray in ✅
Patio sliders and picture window fitted ✅
Prep work started for exterior larch cladding ✅
A whole lot of soil moving and patio base prep ✅
Family bath tiled ✅
Plastering internally finished apart from snagging ✅
Internal doors all in ✅
Very fancy (aka very expensive 🤪) fire rated pocket doors to living area ✅
New container in front garden to get us out of our expensive storage unit ✅
Loft clearance and clean up ✅
MOT down for south facing patio/pergola area ✅

Speeding along … just missing windows … always the windows 🤪🙈

Renovating's smoother when you're one step ahead 😊

We knew where we wanted the log burning stove fitted, so as the roof was off, we got the flue fitted before the tiles went on. That way, there’s no need to cut through fresh tiles later.

The fitters will just come back to connect it when we’re ready. A small bit of forward thinking that saves time, money and keep things moving ✅

I know what you're thinking.. why is the flue wonky?? because it's just in place - not securely fitted yet haha! 😂

Renovation budgets don’t blow up because of the designer tiles you chose …it’s what you forgot to cost early on. 🙈

Here are 3 things we always lock in before anything else:

1. Any remedial work (think damp, rot, asbestos)
2. Structural changes - anything like walls, extensions, beams
3. Plumbing & Electrics - essential + messy & costly to revisit later.

Do you prefer using cardboard to visualise furniture and layouts in the flesh or are you a fan of using software such as floor planner these days?

We do both! I am not so good at seeing layouts in my head - I like to see EXACTLY where things might go such as sofas or breakfast bars or log burners so I can make sure I have good flow and have left enough space for access etc.

But getting a 3D render of how it might all come together is great (artistic license required of course as this is not our actual stuff but it gives you an idea that what you want to do might fit in.)

Spending a morning on site doing this is invaluable. Builders often laugh at us for doing it so early on in proceedings - but a long time ago when we were starting out we bought the wrong size sofa and we have learned our lesson ever since!

This time, actually seeing what might go where led us to change how we are going to orientate the lounge area - which in turn meant sending an amendment to the electrician and plumber as TV and radiator placements have changed. This is also invaluable as being organised means we don't end up with costly late changes.

Once we realised that our budget was not going to stretch to the whole 60's era styling in the authentic way we wanted to do it - we realised keeping the parquet was not going to work for us either, so to our builder's delight (they love us really!) we asked them to remove it carefully and bag it up because apparently this stuff is selling really well on the second hand market right now.

As you know - we love a bit of recycling and hate waste so this is a win win all round. We don't feel bad lifting it up and it's not going in the skip. We will make someone's day who is looking to restore theirs. We make a bit of money that can help our budget go further elsewhere. 😍

Am I being a little over optimistic thinking it will cover the very expensive, fire rated, double pocket doors we are putting in to the open plan living area??!.... 😂

Staying on budget in 2025 is proving EXTREMELY difficult for us - so we are trying to give you a fighting chance 🙏
