ENGINE HOUSE | DERBY

Great design starts with understanding the story of a place and for our recent project at Engine House, Friar Gate, Derby, that story was particularly rich.

Built in 1877 for the Great Northern Railway, the Grade II listed building formed part of the historic Friargate Goods Yard, housing steam pump engines that powered hydraulic lifts in the nearby Bonded Warehouse.

Our design team, led by the building’s history and context, developed a scheme that celebrates its industrial roots while introducing a refined, contemporary aesthetic.

Deep metallic finishes and a considered mix of raw and polished materials bring character to the space, creating a balance between the building’s heritage and the quality of the modern development it represents.

As Georgia Wright, Junior Interior Designer, explains:

“By fully understanding the meaning of the Engine House in relation to its surroundings and elaborate context, we were able to deliver a scheme that feels at once elegantly contemporary and historically grounded.”

Successful design isn’t about imposing a new identity on a building, rather it’s about understanding what makes it special and finding thoughtful ways to carry that story forward.

Tough Mudder UK Manchester: complete!

What an incredible weekend for Project Group! Together, our team has raised over £3,000 for Manchester Women's Aid, taking on the Tough Mudder challenge in support of a cause that means so much to us.

We’ve been blown away by the generosity, donations and enthusiasm from everyone who got behind the challenge. We’re immensely proud of every team member who took part, pushed themselves outside their comfort zone and came together to make a real difference.

The impact goes far beyond the challenge itself.

Every donation will help Manchester Women's Aid continue its vital work supporting women and children affected by domestic abuse, helping provide access to safety, support and a place to turn when they need it most.

Knowing that our efforts will contribute to making a difference to people in our communities makes every obstacle, muddy crawl and moment of determination worthwhile.

A huge thank you to everyone who took part, donated, fundraised and supported us along the way. This is what teamwork is all about; coming together for something bigger than ourselves.

We’re proud to share our latest completed show home: a 2-bedroom Cooper house type at Old Brook View, Shaw, delivered for Plumlife.

The brief was clear: aspirational but affordable. A home that feels considered and stylish, without losing sight of who it's actually for; first-time buyers and young families stepping onto the property ladder through Shared Ownership.

We leaned into bright, family-friendly colours and fun, vibrant artwork, tied together with a cohesive colour scheme throughout. The dining area was designed to do double duty; a relaxed family dining space that flexes effortlessly into a working-from-home setup when needed. Because modern family life doesn't sit still, and neither should the furniture.

This one was a personal project from concept to completion. Designed and project managed in-house by Georgia, with installation delivered by our own Install team.

Aspirational doesn't have to mean unattainable.

Fairfax represents a genuine 50/50 synergy between architectural intent and interior experience; a joint entry that reflects how closely our two teams worked together.

This year saw a record number of entries, making this shortlisting a genuine achievement we're incredibly proud of.

A huge thank you to our team and DAY Architectural whose collaboration, creativity and craftsmanship brought this project to life and as such, this recognition belongs to every single person involved.

First impressions matter.

Alongside the at Derwent Rise in Cumbria, we were also commissioned to design and deliver the development's marketing suite, creating a welcoming environment for prospective purchasers from the moment they arrive.

The carefully integrated brand colours strengthen the connection between the sales environment and the wider development identity.

The result is a marketing suite that feels professional, inviting and distinctly aligned with the Genesis Homes brand; helping visitors engage with the development before they even step inside a home.

Getting a resident through the door is one thing, but keeping them is another.

In , resident retention is key. A void period doesn't just cost income; it costs time, resource, marketing spend and momentum. Yet so much of the conversation centres on lease-up, and far less on what happens after move-in.

So, what makes a resident renew?
Rarely is it a single moment. It's the accumulation of everyday experiences, thoughtful service and a genuine sense of community. Coming home to an apartment that functions effortlessly after a long day. Knowing an important parcel has been safely signed for while you were in the office. Feeling that the spaces around you are well cared for and that your home still feels somewhere you're proud to live, rather than somewhere that's beginning to feel tired, dated or neglected. That's why specification matters.

Furniture selected for longevity, not just aesthetics. Materials chosen because they'll wear well and are easy to maintain. Layouts designed around the way people live, not simply how a room looks in a photograph.

These are retention decisions disguised as design decisions.

At PFR, we consider the entire resident journey. From creating show apartments that establish an emotional connection, to specifying furniture that performs across multiple tenancies, and supporting operators with aftercare that helps maintain standards long after handover.

The most effective leasing strategy isn't simply attracting new residents, it's creating homes that people never want to leave.

Happy International Dog Day! 🐶

If you've ever visited our office, you'll know there's a good chance you'll be greeted by four paws before a handshake.

Our office dogs are very much part of the team, bringing plenty of personality, the occasional interruption to meetings, and a welcome reminder to step away from our desks for a lunchtime walk.

It's something that also reflects the way we think about the spaces we create.

Today's living sector residents aren't just choosing a home for themselves, they're choosing one for every member of the family, including their pets. That's why pet-friendly developments are becoming an increasingly important part of the resident experience.

From durable, easy-to-maintain furniture and flooring to welcoming communal spaces and thoughtful layouts, designing with pets in mind helps create homes that work for real life. It also helps foster stronger communities, happier residents and, ultimately, longer tenancies.
