First impressions matter.

Alongside the at Derwent Rise in Cumbria, we were also commissioned to design and deliver the development's marketing suite, creating a welcoming environment for prospective purchasers from the moment they arrive.

The carefully integrated brand colours strengthen the connection between the sales environment and the wider development identity.

The result is a marketing suite that feels professional, inviting and distinctly aligned with the Genesis Homes brand; helping visitors engage with the development before they even step inside a home.

Getting a resident through the door is one thing, but keeping them is another.

In , resident retention is key. A void period doesn't just cost income; it costs time, resource, marketing spend and momentum. Yet so much of the conversation centres on lease-up, and far less on what happens after move-in.

So, what makes a resident renew?
Rarely is it a single moment. It's the accumulation of everyday experiences, thoughtful service and a genuine sense of community. Coming home to an apartment that functions effortlessly after a long day. Knowing an important parcel has been safely signed for while you were in the office. Feeling that the spaces around you are well cared for and that your home still feels somewhere you're proud to live, rather than somewhere that's beginning to feel tired, dated or neglected. That's why specification matters.

Furniture selected for longevity, not just aesthetics. Materials chosen because they'll wear well and are easy to maintain. Layouts designed around the way people live, not simply how a room looks in a photograph.

These are retention decisions disguised as design decisions.

At PFR, we consider the entire resident journey. From creating show apartments that establish an emotional connection, to specifying furniture that performs across multiple tenancies, and supporting operators with aftercare that helps maintain standards long after handover.

The most effective leasing strategy isn't simply attracting new residents, it's creating homes that people never want to leave.

Happy International Dog Day! 🐶

If you've ever visited our office, you'll know there's a good chance you'll be greeted by four paws before a handshake.

Our office dogs are very much part of the team, bringing plenty of personality, the occasional interruption to meetings, and a welcome reminder to step away from our desks for a lunchtime walk.

It's something that also reflects the way we think about the spaces we create.

Today's living sector residents aren't just choosing a home for themselves, they're choosing one for every member of the family, including their pets. That's why pet-friendly developments are becoming an increasingly important part of the resident experience.

From durable, easy-to-maintain furniture and flooring to welcoming communal spaces and thoughtful layouts, designing with pets in mind helps create homes that work for real life. It also helps foster stronger communities, happier residents and, ultimately, longer tenancies.

When a place truly feels like home for both people and their pets, residents are far more likely to stay.

So today we're celebrating our four-legged colleagues, and all the dogs who make both our office and the communities we help create that little bit happier.

Creating a strong emotional connection is at the heart of every successful .

For Derwent Rise in Seaton by Genesis Homes, we designed and furnished a family home, taking inspiration from the development’s coastal setting, blending soft natural tones with playful pops of colour to create a space full of warmth, personality and character.

Subtle references to the nearby shoreline are reflected through the palette, textures and styling, creating a bright environment that feels contemporary and effortlessly welcoming.

Designed with family living in mind, each room has been carefully considered to demonstrate how the home can support everyday life, from busy mornings to relaxed evenings.

By combining timeless design with carefully chosen colour moments, we created a scheme that helps buyers instantly connect with the lifestyle on offer.

Scale is easy to promise, but there's a lot more that goes on behind the scenes to deliver it successfully.

We've had the pleasure of working with Leaf Living across a significant number of their developments, and Hayley Adil, Marketing Manager, took the time to share what that partnership looks like from their side:

"Their ability to manage multiple projects simultaneously, while maintaining a consistently high standard of design and finish, has been invaluable. Each show home has been thoughtfully styled to reflect our brand and appeal to our target audience."

For investors and developers considering a furnishing partner, this is the question that matters most: can they deliver volume without losing quality? We're built for exactly that; multiple live developments, multiple show homes, one consistent standard, protecting your brand identity across every single one.

As Hayley put it: "We look forward to continuing our partnership with Project Furniture Residential on future developments."

That's the outcome we aim for with every client. Not a single project well delivered; a partnership that scales.

The psychology of a show home is more powerful than most people realise. It's not the square footage that sells a home. It isn’t even the view.

It's the book left open on the coffee table. The cushion that's been plumped just so. The scent that welcomes you as you step through the door. The way the light falls across a carefully chosen fabric at exactly the right time of day.

None of these details happen by chance. They're all deliberate design decisions.

A great show home answers questions the buyer hasn't thought to ask:
◾Can I picture my mornings here?
◾Would this feel like home?
◾Can I see my family living in this space?

The moment someone walks through the front door, they’re already forming impressions, often before they’ve consciously taken in the room. Materials communicate quality. Layout creates sense of comfort. Warm lighting evokes warmth and security. Furniture, when thoughtfully selected and positioned, helps the customer understand not just how their room can look but how they can live.

That's the difference between a furnished property and a professionally designed show home.

Accessories aren't simply decorative, they're emotional cues. A layered bed suggests comfort and relaxation. A dining table set for four helps a family imagine everyday life. A reading nook besides a window hints that whoever designed this thought about quiet moments as much as grand ones.

At PFR, we place this psychology at the centre of every show home we create. From the furniture specification through to the final styling, every detail is considered, purposeful and designed to help buyers form an emotional connection with the space.
Because when someone leaves a show home and can't stop thinking about it, that's not coincidence. It is design doing exactly what it was intended to do.

There’s something special about designing a that feels connected to its surroundings.

For this stunning 4-bedroom show home at Derwent Rise, Seaton, we took inspiration from the nearby Cumbrian coastline, weaving subtle coastal influences throughout the scheme while maintaining a sophisticated, family-focused aesthetic.

Soft, calming tones are complemented by carefully curated pops of colour, creating a fresh and welcoming atmosphere that feels both aspirational and attainable. Designed to showcase modern family living, the property features beautifully styled living spaces, luxurious bedrooms and even a dedicated garage gym, reflecting the flexibility buyers are looking for in today's homes.

The result is a show home that balances elegance with practicality, helping prospective purchasers imagine themselves living, relaxing and growing here for years to come.

A fantastic project to be part of with the team at Genesis Homes.
