Last minute tweaks to tomorrow's presentation for the Property Investors Network!
I'll be talking about how the layout of a property can make a significant difference to its potential, and sharing some examples of how I've approached this over the years.
There's always something else I think of adding to these presentations!

This was a client project that I project managed from start to finish, working with the main contractor and overseeing the project through the build.

We extended and reworked the property to create a much larger kitchen/dining space, converted the garage, created a utility room and study, relocated the WC and added a dormer which enabled an existing cupboard to become an ensuite.
And the bit every client wants to hear...

The original scope was delivered on time and on budget.

The clients did choose to add some additional works along the way, including continuing the flooring through the hallway and some extra decorating, but those were their additions rather than unexpected overruns on the original project.

Good project management isn’t just about the finished result. It’s everything that has to happen to get you there.

£95,000 for a loft conversion on a small 2-bed house.

That’s what someone I know has just been quoted, and that’s before the wraparound extension they’re also considering.

Yesterday I talked about looking at the space you already have before automatically assuming you need to build more.

This is a good example.
By reworking this existing 2-bed layout, I could create 3 bedrooms, an ensuite and a separate shower room.
No extension. No loft conversion. Same footprint.

Yes, the rooms are smaller, but sometimes a more efficiently sized, well-planned room is actually more usable.

It’s not about cramming rooms in. It’s about looking at what each room actually needs to do, how the furniture works, where the storage goes and whether some of that existing floor space could work harder.

This is where I see the value before we’ve even started.
When I first walk into a property, I’m rarely looking at it as it is.
I’m looking at the space, the layout, how people will actually live in it and what could work better.

This Catford project is a good example.
What started as the existing layout became a completely reworked space – planned around how the property would function, not simply making what was already there look prettier.

And this is the bit I love.

Taking what already exists, seeing something different in it, working it through on a floor plan and then watching it become a real home.

I’ve done it for so long that I genuinely don't think about it as a particular skill. I just look at a property and start moving walls around in my head!

Creating value in property doesn't always mean adding more square footage. Sometimes it's about making much better use of what you've already got.

Your network really is your net worth.

I had the pleasure of helping a landlord client optimise one of their properties recently.

It had been sitting void for over 4 months,
and needed a light refurb that wasn’t financially viable for them to take on.

Instead of leaving it stuck, we looked at it differently.

I introduced them to one of my contacts,
who has now taken the property on, will complete the refurb, and has leased it for 3 years.

No voids.
No upfront spend for the landlord.
No maintenance
A better outcome all round.

Not every solution is about doing the work yourself.

Sometimes it’s about:
Seeing the opportunity
And connecting the right people to make it happen.

Growing Older… Without Moving Out

This one wasn’t about squeezing in more rooms.

It was about making a home work better for the people living in it, both now, and in the years ahead.

The existing layout?

Cramped in places.

Awkward to move through.

Not designed with accessibility in mind.

And that becomes a problem over time.

But the good news?

It didn’t need major structural work.

It just needed rethinking.

By reworking the layout:

• Circulation space was improved for easier movement

• The kitchen layout was simplified and more practical
