When a buyer walks into a vacant, newly built or refurbished property, their eyes are naturally drawn to the details—but for all the wrong reasons. When you take on a complex conversion, such as turning an old warehouse into flats or reconfiguring a quirky period property, you often end up with unusual layouts, awkward corners, or vast open plan zones. While these features add character, they can confuse buyers on a first viewing.

I’ve been doing a few DIY jobs this weekend and it got me thinking about the importance of fixing those little repairs that we’ve grown so used to that we forget they’re there.

Top tip if you are selling your property is to move your cars off the driveway when photos are being taken and you have viewings. Two reasons for this. First they obscure the frontage of your property for when people are looking online or viewing and secondly it provides parking for your viewers. I will add that if you have other vehicles parked on your drive such as a motorhome, caravan or boat then arrange for these to be moved to a local storage facility. The Psychology of the empty space.

There is a common misconception that empty rooms look larger and give buyers a blank canvas for their imagination. In reality, the exact opposite is true. Only about 10% of prospective buyers can accurately visualise how a vacant space will function.

Without furniture, rooms actually look smaller because there is no sense of scale. Buyers stand in empty living rooms wondering if their L-shaped sofa will fit, or if the main bedroom can genuinely handle a king-sized bed.

Anyone who watches Location, Location, Location will know how often Kirstie Allsopp lies on the floor with her arms spread to prove a bed will fit! Back in my estate agency days, I never went to a viewing without a metal tape measure in my pocket for this exact reason.
