Before choosing furniture, tiles or colors, take some time to understand the property and how you plan to use it.

Will it be:
• A holiday home?
• A permanent home?
• A rental property?
• A mix of all three?

Next, ask a local architect or engineer:
To check the approved plans, existing permits and any changes made to the building.

The condition of the villa:
Moisture, plumbing, electricity, windows, insulation and cooling may need attention before any design work begins.

Create one complete plan for the inside and outside of the property.
—> Layout, lighting, materials, furniture, terraces and outdoor areas together.

You may not need to do everything at once. Decide:
• What must be fixed now
• What would improve everyday life
• What can wait until later

A clear plan will help you set a realistic budget, avoid expensive changes and create a villa that works for the way you want to live.

WHY DOES A DESIGN PROJECT COST WHAT IT DOES? 📐

A finished home may look simple but getting there rarely is.

Before any work begins, the space needs to be measured and studied.
Problems need to be found, and every important detail needs to be planned.

The layout, lighting, sockets, plumbing, materials, kitchen, bathrooms and custom furniture all need to work together.

During construction, many different professionals are involved.
Their work needs to follow the same plan.

There are also important things you may never see again, pipes inside walls, cables above ceilings and waterproofing under tiles.

The project cost covers the planning, drawings, materials, skilled work, installation and coordination needed to create the final result.

Most importantly, it creates a home that works for YOU and the way you live.

Here is what happens during the first 3 months of my design process for an apartment of around 100 m²:

First, I create the foundation of your future home.

I analyse the space, your lifestyle and your needs, then develop:
• functional planning solutions

• the atmosphere and feeling your home should create

The beautiful home must first of all work for your everyday life.

✨ Month 2 — Detailed design of every room

The concept starts becoming a real interior.

For each space, I develop:
• furniture layout and selection
• lighting concept
• materials and finishes
• colour palette
• moodboards
• 3D visualisations

You don’t have to imagine the result — you can see how your future home will look and feel.

✨ Month 3 — Technical design & project preparation

Now the creative vision becomes a precise plan for implementation.

I prepare:
• working drawings
• technical details
• custom furniture solutions
• lighting and electrical plans
• material specifications
• project budget calculation

Every detail is considered before renovation starts — helping you avoid expensive mistakes and unexpected decisions later.

What happens when the contractor doesn’t follow the design?

Sometimes, the faster or easier solution on site can create bigger problems later.

Walls, ceiling heights, sockets, switches and plumbing points are placed carefully because they connect with the furniture, lighting and everyday use of the space.

What may look like a small detail can affect the functionality, proportions and final result.

If something cannot be built as shown, it should always be discussed with the designer before any change is made.

Follow the drawings.
Communicate before making changes. 📐🛠️

Good communication protects the design, the budget and the final result.

What really happens after buying a luxury villa in Greece?

Most people think buying the property is the finish line.

In reality, it’s only the beginning.

The keys are handed over. The architecture is complete. But the home itself still needs to be created.

This is where hundreds of decisions begin.

✨ How should the interiors complement the architecture?
✨ Which materials will perform beautifully for years in the Mediterranean climate?
✨ Where do you find the right furniture, lighting and bespoke pieces?
✨ Who coordinates suppliers, deliveries and installations?
✨ And who makes sure everything comes together when the owner lives thousands of kilometers away?

I have talked a lot about site supervision on this profile because it is an important part of every renovation. 📐

Before the work starts, everything should be clear in the agreement.

Site supervision is usually an extra service.
The agreement should explain if it is included, how many visits are included and when the designer needs to be on site.

So, how often should the designer visit?

There is no fixed answer.
It depends on the project and how fast the work is moving.

For many renovations, one visit per week is common.
More visits may be needed when:

• walls and layouts are being marked
• electrical and plumbing work is being installed
• custom furniture is being installed
• the project is almost finished

Regular visits help the designer check the work, answer questions and find mistakes early. 🔍

The designer does not need to be there every day.
The important thing is to be there at the right time.

Clear agreements and good communication make the whole process easier. 🤝
