➡️ Coming back to my projects “Sea salt and Burgundy” Penthouse in Voula, 210 m2, in 2 levels with the private pool on the terrace and panoramic sea view.

We are finishing to design the upper floor of the penthouse, where we have 360’ open space with the living-room and kitchen area. The space is very light and bright, so I wanted to make interior also light and also functional.🏚

I’d like to show you the first proposal and the second, but not the final (actually there were the middle one also).

✅ The first option we have light wood, travertine stone and blue and burgundy accents in décor and lighting. The main colours are natural beige shades.

✅ The second option is with darker wood, different kind of stone- silver root grey and blue sofas, not only the armchair. It has more contrast.

The TV area is with fireplace, where I use the stone, wood and glass for decoration.

I often take over houses that are already close to finished.

The architectural plans are done.
Most of the technical points are already in place.
The house has been designed, built, and the final decisions are about to happen.

So what is left for the interior designer to do?

Actually, a lot.

Because even when a house is correctly designed, it still needs to be adjusted to the people who will live in it.

This is why I spend so much time understanding my clients’ daily life, habits and needs.
What makes their day easier.

Sometimes the changes are small: a socket, a switch, a lighting point, a different tile choice.

Sometimes they are more important: a kitchen adjustment, a better furniture layout, a built-in storage solution, or even a small change in the internal partitions if it still makes sense.

The point is to see what can still be improved, with respect to the architectural plans, the construction stage and the budget.

Then come the furniture, the materials and the built-in pieces that make everyday life work better.

A house can be almost finished as a construction.
But it becomes a home when it starts fitting the people who live there.

You don’t buy a view.
You buy 365 ordinary days.

7 things I look at in the first 20 minutes.

The view is usually the first thing you notice.
I’m also looking at the everyday things: where the vacuum goes, whether the terrace has shade, if everyone can get ready easily, and whether a “small” layout change is really that simple.

Twenty minutes can tell us a lot, but not everything.

When designing a penthouse with a sea view, the starting point isn’t just the view.

The real question is: how should the interior make you feel when you live there?

For this project, we explored several different directions — from soft, light and minimal to warmer and more expressive.

Each concept changed the balance between:

— natural materials
— warm neutrals
— wood and stone
— softness and structure
— colour accents
— and, of course, the relationship with the sea outside the windows.

We eventually chose Sea Salt & Burgundy.

The idea is simple:

🤍 Sea salt — light, warm neutrals, natural stone, linen, soft textures and the feeling of the sea.

🍷 Burgundy — depth, character and a little bit of drama.

🌊 The sea — not as a “coastal style”, but as part of the atmosphere of the home.

The result is a contemporary penthouse that feels warm, sophisticated and comfortable, with a palette that stays calm but never becomes boring.

And this is why I believe a good interior concept is more than a moodboard.
It is the visual language of the entire project — the reference point that helps us decide what belongs in the space, what doesn’t, and how everything should work together.

How to Lose a Designer in 10 Days...
A renovation “love” story. 😅

Start before planning.
Approve the design, then change everything.
Buy furniture before checking the dimensions.
Make decisions on site without telling the designer.
And finally, ask why the result doesn’t look like the render. 🫠

We’re joking, of course but every slide is inspired by situations that really happen during renovations.

A successful project needs:

• An honest budget
• Clear communication
• Decisions made together
• Trust in the process

Do that, and your designer might even stay longer than 10 days. 🤍

My new project - Penthouse in Voula, 210 m2, in 2 levels with the private swimming pool on the terrace and panoramic sea view.

🏗This building is under construction, all the outside walls are ready. And my clients came to me with the request to make the planning solution of the apartment and design. The construction company will build it by my drawings.

It is a very good opportunity, when you can build your house from the beginning according to your needs and not to rebuild something ready that does not fit. 🏚

➡️ The penthouse has 2 levels - the living room-kitchen area is on the top. The private area is downstairs.
The top level has a big open space with huge panoramic windows. Here we have the kitchen with the island, the dining and the sitting area. Also, I have planned walk-in closet and WC.

🏊There is a swimming pool on the huge terrace with the place for sunbathes, outdoor shower, the place for barbeque and the place for relaxing.

➡️ On the ground floor of the penthouse we have 2 bedrooms with the private bathrooms, office and also the laundry where I proposed to make the personal shower for the client’s dog.🐕 The Master bedroom is really big by request of my client (21m2) with walk-in closet.

There were many options of the planning before we found the best one that fits to the lifestyle and needs of my clients.✅

The construction company has already started to build the walls and I have started to make the design. It is coming soon…)☺️

Just bought a villa in Greece? 🇬🇷🏡

Before choosing furniture, tiles or colors, take some time to understand the property and how you plan to use it.

Will it be:
• A holiday home?
• A permanent home?
• A rental property?
• A mix of all three?

Next, ask a local architect or engineer:
To check the approved plans, existing permits and any changes made to the building.

The condition of the villa:
Moisture, plumbing, electricity, windows, insulation and cooling may need attention before any design work begins.

Create one complete plan for the inside and outside of the property.
—> Layout, lighting, materials, furniture, terraces and outdoor areas together.

You may not need to do everything at once. Decide:
• What must be fixed now
• What would improve everyday life
• What can wait until later

A clear plan will help you set a realistic budget, avoid expensive changes and create a villa that works for the way you want to live.

And it’s not even about choosing the most expensive furniture.

✅ A luxury renovation costs more because everything has to work together and work exceptionally well.

➡️ You’re paying for:
A better plan.
The layout is thought through before anything is demolished.
Every square metre has a purpose.
Circulation, proportions, storage, views, natural light — all considered before the first wall moves.

Better materials.
Not simply expensive materials, but the right ones.
Natural stone, quality wood, bespoke finishes, hardware that feels good in your hand.
Materials are selected for how they will age, not just how they look in a photograph.

😊 Precision.
This is where luxury becomes visible.

WHY DOES A DESIGN PROJECT COST WHAT IT DOES? 📐

A finished home may look simple but getting there rarely is.

Before any work begins, the space needs to be measured and studied.
Problems need to be found, and every important detail needs to be planned.

The layout, lighting, sockets, plumbing, materials, kitchen, bathrooms and custom furniture all need to work together.

During construction, many different professionals are involved.
Their work needs to follow the same plan.

There are also important things you may never see again, pipes inside walls, cables above ceilings and waterproofing under tiles.

The project cost covers the planning, drawings, materials, skilled work, installation and coordination needed to create the final result.

Most importantly, it creates a home that works for YOU and the way you live.

Behind it are hundreds of decisions you may never notice. ✨

A designer is thinking about:

• how you move through the space
• where furniture fits
• storage and clearances
• kitchen dimensions and appliance positions
• tile layouts and alignments
• lighting, shadows and switches
• sockets, curtain tracks and small details
• how different materials meet

Most of these decisions are small.

But together, they decide how the space looks, feels and works every day.

When they are done well, you don’t notice each one.

You just feel that everything works. 🤍
