We called this project “999.9 Made with Italy.”
Apart from the sand mix and the unavoidable windows and window frames, almost everything in this 70 sqm space comes from Italy, including the cement powder and waterproof mix. It wasn’t about making a statement.
700 sq ft doesn’t sound dramatic, but this is honestly one of the most challenging projects we’ve ever done. Not because of size, but precision… and the client (the design lead). 😄
Everything had to be fully resolved before ex*****on. For someone like me who normally embraces a certain level of on-site instinct and improvisation, this project became the opposite. It was almost a discipline exercise. Every plan, elevation, ceiling layout had to lock into one single grid - that is, tiles align with walls, walls align with ceiling joints, lighting aligns with furniture, the 1mm precise gap between different sets of faucets, etc. - one affects the other… If something is off by even a few millimetres, you see it immediately. At this scale, there is nowhere to hide.
No exposed switches, no visible sockets, all windows and bathroom glass are transparent — and frosted only when needed.
The kitchen really sets the tone. The Arclinea kitchen system was not just a brand choice. It was structural logic. Clean lines. No nonsense. The collaboration on the MAC bespoke system and the Viabizzuno pendant pushed the detailing to another level. When you compress this much control into a nano footprint, every joint becomes critical.
This project felt like operating on a tightrope.
Extremely controlled.
Extremely aligned.
Almost obsessive.
But that’s the beauty of it.
