Planning a guest bedroom with en-suite. What’s your preference for a layout… double/ king size bed or twin beds? Feel like this one is very much down to individual houses as the twin beds are probably more practical in lots of ways but maybe the double bed wins on the aesthetic front for the other 95% of the time it is used. Also probably leaves more free space for other uses like a home office or a yoga mat.

Your perfect sofa choice starts before you set foot in a furniture showroom. They always show sofas with tons of space so you can be fooled into thinking it will fit your home no problem. Having a clear plan with the dimensions that work before you go is the only fool proof way to get the perfect proportions that leads to a good flow in your home. Small details on a plan can be a big deal in real life. When the builders start the decisions and questions come fast and often so it can be easy to overlook something like which side a kitchen cupboard opens from or even worse the fridge. If you ever had to squash between the door and a wall you will know what a pain it is. So planning the ‘small’ details early and locking down those decisions ahead of time will be so worth it later.

Plans for an en-suite bathroom version A and B … version A uses takes the sharp corners off the bedroom side but at quite a cost to an already small bathroom. En-suite B uses a smaller size loo so it can fit a large shower and feels generally more balanced. What would you choose? Follow for more plans and tips.

Renovating a kitchen is a daunting task but it can be broken down into 3 simple phase. First you need to know why you are changing or renovating the kitchen. Separate your look and feel stuff ( eg I hate the colour of the cabinets) from the plan and layout stuff ( eg constantly banging a door off one of the dining chairs is a layout problem).
