On this new build we’re working through the interior architecture of the man open plan space where it transitions from a flat kitchen ceiling into an apex living area, while coordinating lighting, cabinetry and air conditioning so nothing feels like an afterthought.

It’s why I’m such an advocate for making these decisions early because a beautifully designed home isn’t just about what furniture you put into it but how every detail has been considered before it’s built.

I almost always move the bathroom layout on a floor plan before approving it, because architects often scatter the plumbing. I explain that I simplify it by keeping all plumbing on one wall in smaller bathrooms for cohesion and efficiency, and in larger bathrooms, I zone the space into separate areas for shower, toilet, and vanity to allow multiple people to use it comfortably.
