TRAP 1: The "Cheap Quote" Scam

a) The Problem: A designer gives you a quote that is much lower than the market rate. You think you found a great deal.

b) The Truth: Cheap luxury does not exist. If the price is low, they simply deleted essential items from the contract. Once your house is half-built and you cannot back out, they will force you to pay massive extra fees for basic things like cabinet hinges, final paint coats, and site supervision.

c) The Cure: Say this exactly: "Give me a written Exclusion List of every single item that is NOT included in this price."

TRAP 2: The "Pretty Picture" Scam

a) The Problem: The designer shows you a stunning 3D image of your future living room. You assume they know how to build it.

b) The Truth: 3D images are just cartoons. They have zero actual measurements. If a designer only uses 3D pictures, the labourers on your site will be forced to guess the measurements and build it by trial and error. Improvised work always looks cheap.
