Design-Build

The balcony as outdoor room, framed in timber with the master bedroom balcony cantilevered above it. Sandstone cladding runs along the façade, catching light and shadow through the day. This is where the house meets the street on its own terms; open enough to engage, sheltered enough to withdraw. The lower balcony for gathering with friends. The upper balcony, a private perch. One façade, two ways of being.

Design-Build

The formal living room is for entertaining, structured and deliberate. This is its counterpoint. The informal family room looks out onto the balcony, and the balcony becomes an extension of the room. Friends spill out. Conversations drift. The swing faces the light. A handcrafted teak floor lamp from .gentle.light holds its corner with quiet presence.

This is where the house lives its daily life. The dining room and kitchen are just here, within reach. Everything flows. Everything connects. Two modes of gathering, two poles of living. Formal and informal, staged and unguarded, under one roof.

Design-Build

Half a level below the formal living room, the entertainment zone opens onto the courtyard. The walls are finished in concrete overlay, a deliberate echo of the massive retaining wall holding back the earth at the rear of the site. Inside and outside, speaking the same language. Inbuilt seating, which also contains storage, performs double duty as steps leading up to the courtyard.

Design-Build

There are balconies one merely steps out onto. And then there are those one steps into; rooms without walls, open to the air but held at a comfortable distance from the street. This one is lined in timber and floored in patterned cement tiles from , their geometry a quiet counterpoint to the greenery that screens the western sun. The light filters through, dappled and diffuse. A place to inhabit, not merely to look from.

This is where one enters the house, stepping into a space that faces inward, toward the rear courtyard, the raw concrete wall and the vines climbing up from below. The street-facing balconies are for engagement. This space is for retreat. Two dispositions, under one roof.
