Ocean View – Sculpting Modern Luxury Through Intelligent Planning

Located in the heart of Bandra, Ocean View is a contemporary residential tower designed by A.L.F.T. (Architect Lokhandwala F.T.) that celebrates intelligent planning, refined aesthetics, and elevated urban living. Developed on a 715 sq.m. site with a 376 sq.m. buildable footprint, the project transforms a compact urban parcel into an elegant residential landmark.

With only two expansive residences per floor, comprising luxurious 3BHK and 4BHK homes, the tower offers exceptional privacy, abundant natural light, and cross ventilation. Every square foot has been meticulously planned to maximize usable living space while minimizing circulation. The 3BHK residences feature only 18 sq.ft. of passage area, reflecting an extraordinary level of planning efficiency rarely achieved in urban housing.

A thoughtfully designed podium incorporates dual car lifts to maximize parking capacity while providing over 3,000 sq.ft. of open-to-sky amenities and 1,500 sq.ft. of indoor recreational spaces. Clean contemporary architecture is enriched by elegant stained-glass detailing within the podium, serving as a refined tribute to the architectural heritage and vibrant character of Bandra’s iconic Hill Road precinct. . .

Located opposite Nair Hospital in the heart of Agripada, Cyrus Avenue is a testament to the power of architecture to unite seemingly incompatible urban conditions.

The project site, spanning approximately 2,500 sq.m., comprised two distinct entities a traditional landlord-owned pagdi property and an adjoining co-operative housing society. While both sought redevelopment, their differing ownership structures and identities made a unified development difficult to achieve.

Creating two separate towers would have resulted in inefficient planning, duplicated infrastructure, compromised parking, and reduced amenity spaces.

The solution was to design a single tower with two independently functioning wings. Each wing has its own dedicated lift core and staircase, allowing both communities to maintain their autonomy while benefiting from a consolidated development.

Functionally, the building operates as two distinct entities.

Architecturally, it reads as one cohesive landmark.

Through thoughtful planning and a unified design language, the project maximizes development potential while creating a refined skyline presence, efficient parking solutions, expansive amenities, and enhanced living environments.

Cyrus Avenue demonstrates how intelligent design can do more than shape buildings it can align stakeholders, resolve complex redevelopment challenges, and transform division into opportunity.

Simple lines, strong verticals in nothing overdone, just trying to get the proportions right.

Tight plot, as always. The focus has been on getting light, ventilation and views into every apartment without compromising on efficiency.

There’s greenery around, and we’ve tried to open the building towards it as much as possible small moves, but they make a difference in how the spaces feel.

Curtains are raised on our latest high-rise,
soaring to over 120 meters.

Designed on a compact plot of approximately 750 sq. mts.,
the scheme incorporates a podium with surface parking and a car lift.

With just 2 apartments per floor, each residence overlooks a public garden and a 66-acre sporting facility, ensuring uninterrupted, lifetime views for future residents.

The Mountain Home, Khandala

A bungalow that quite literally embraces the slope it sits on designed to sit in, not stand out, respecting the natural topography at every step.

Conceived as a sweeping semicircle, every space opens out to uninterrupted 180° views of the Western Ghats.

The planning originates from a single vanishing point shaping both movement and perspective across the home.

A deck that seems to defy gravity projects outward into the valley, resting delicately on slender stanchions, offering breathtaking, immersive views of the landscape beyond.

Grateful for a client who made the journey as seamless as the design.
