Our design fee depends on the total floor area, design complexity, project scope and required timeline, so there is no single fixed rate for every project.
The best way to receive an accurate quotation is to have a quick discussion with us, either online or at our office. We’ll learn about your requirements, and you may also receive some useful ideas and professional advice during the conversation.

Good design needs time to develop properly.
The process involves planning, design development, technical consideration and several rounds of discussion between the client and our team. The more reasonable time we have to study and refine the details, the better the final result will be.
This is a home you may live in for at least the next five years, so we don’t recommend rushing important decisions. We also want every project to maintain our quality standards.

No. Design and site supervision are two separate services.
A design-only package covers the agreed design deliverables and working drawings. However, we understand that your contractor may have questions about the drawings, and our team will be happy to provide reasonable clarification.
If we handle the fit-out, project management and site supervision are automatically included within the fit-out scope.

Yes. Regardless of the size, we provide both design and fit-out services.
A small space still deserves thoughtful planning. In fact, smaller spaces sometimes require even more careful design to use every inch effectively.

Yes. We provide architectural design services, and most members of our design team are architects.

It depends on your preferences, expectations and budget.
Whenever possible, we design using materials that are readily available locally. Around 80% of our designs can be successfully achieved with materials sourced within Myanmar. This helps keep the project practical in terms of budget, availability and timeline.
If you prefer a more high-end or distinctive result, we can push the design further and specify imported materials. We work with established suppliers who can source and import them for us.
Imported materials may involve higher costs and longer lead times, so we’ll always discuss these points with you before confirming the materials.

No. Every design we create is developed exclusively for its original client.
Even when two units have the same layout, the owners, lifestyles and requirements are different. We can understand which elements you like and develop a new direction for you, but we will not copy or reproduce another client’s design exactly.

Our experience includes cafés, restaurants, offices, showrooms and other commercial spaces such as aesthetic clinics and hospitals.
Every commercial project is planned around the nature of the business, operational requirements, customer experience and brand identity—not only how the space looks.

Yes. We provide complete turnkey design and fit-out services.
Our in-house carpenters form our main workforce, while civil, electrical, plumbing and painting works are carried out by experienced contractor teams who have worked closely with us for many years.
𝐐: 𝐈𝐬 𝐭𝐡𝐞 𝐝𝐞𝐬𝐢𝐠𝐧 𝐟𝐞𝐞 𝐟𝐫𝐞𝐞 𝐢𝐟 𝐲𝐨𝐮 𝐚𝐥𝐬𝐨 𝐡𝐚𝐧𝐝𝐥𝐞 𝐭𝐡𝐞 𝐟𝐢𝐭-𝐨𝐮𝐭?
Depending on the scope and investment value of the fit-out project, clients may receive a design-fee discount ranging from 20% to 100%.
However, the design fee does not automatically become 100% free for every fit-out project. The applicable discount will be discussed clearly before proceeding.
𝐐: 𝐖𝐡𝐚𝐭 𝐢𝐬 𝐲𝐨𝐮𝐫 𝐟𝐢𝐭-𝐨𝐮𝐭 𝐫𝐚𝐭𝐞?
We don’t have one standard rate per square foot because every project is different.
The fit-out cost depends on the approved design, scope of work, construction requirements, selected materials and desired level of finishing.
Our service is not based on fixed packages where every client receives the same materials and specifications. Instead, we help you select suitable materials for your budget while staying as close as possible to the intended design and quality.

The materials depend first on the approved design and the result we need to achieve. We then consider your preferences, practical requirements and budget before recommending suitable options.
Every project is customized, so we don’t simply offer a fixed package and tell you that this is all you can choose from.

At present, we don’t accept fit-out-only projects based on designs produced outside our firm.

We currently focus on complete interior projects, so we don’t take on individual furniture pieces separately.
However, we can recommend experienced contractors who may be able to help.
𝐐: 𝐃𝐨 𝐲𝐨𝐮 𝐦𝐚𝐤𝐞 𝐥𝐨𝐨𝐬𝐞 𝐟𝐮𝐫𝐧𝐢𝐭𝐮𝐫𝐞?
Yes, but only in limited quantities and exclusively for projects designed by our firm.

Yes. We can work with both traditional teak furniture and modern furniture, depending on the design direction and the client’s preferences.
𝐐: 𝐇𝐨𝐰 𝐝𝐨 𝐲𝐨𝐮 𝐩𝐫𝐨𝐭𝐞𝐜𝐭 𝐭𝐡𝐞 𝐟𝐮𝐫𝐧𝐢𝐭𝐮𝐫𝐞 𝐟𝐫𝐨𝐦 𝐭𝐞𝐫𝐦𝐢𝐭𝐞𝐬?
Before installing our furniture, we can arrange a site survey with our pest-control partner. They will inspect the property, recommend any necessary treatment and explain the cost directly to you.
We also apply preventive treatment at the site before bringing in our furniture. The materials are treated at our workshop before production as well.
Our workshop compound is protected by a termite-repellent system installed and maintained by an external pest-control company that provides its own service warranty.
𝐐: 𝐃𝐨 𝐲𝐨𝐮 𝐩𝐫𝐨𝐯𝐢𝐝𝐞 𝐚 𝐰𝐚𝐫𝐫𝐚𝐧𝐭𝐲?
Of course. We provide a warranty subject to the relevant terms and conditions.
The coverage and warranty period depend on the work and materials involved. Everything will be clearly stated in the agreement before the project begins.

We normally recommend having an initial discussion at our office before arranging a site survey.
Understanding your requirements, budget, project scope and objectives first allows us to make the site visit more useful and productive.
If you specifically need us to meet and discuss the project on-site, we can arrange a paid consultation and survey. This fee can later be credited toward your design fee once you sign a design agreement with us.
𝐐: 𝐂𝐚𝐧 𝐈 𝐯𝐢𝐬𝐢𝐭 𝐨𝐧𝐞 𝐨𝐟 𝐲𝐨𝐮𝐫 𝐜𝐨𝐦𝐩𝐥𝐞𝐭𝐞𝐝 𝐩𝐫𝐨𝐣𝐞𝐜𝐭𝐬?
Viewing a completed and occupied project is not always possible because we hand the property back to its owner as soon as the work is completed. After handover, we must also respect the client’s privacy.
However, we usually have several active sites. With appropriate permission and safety arrangements, we may be able to show you a project that is nearing completion.
If there isn’t a suitable site available at that time, we can let you know when the next project is expected to reach its final stage.

One founder, with a design education from Myanmar and Raffles, leads the architectural and interior design side of our projects.

Yes. We have standard agreements for both design and fit-out projects.
The terms can be adjusted by mutual agreement where appropriate. If requested, we can also arrange for a lawyer to assist with the ex*****on of the agreement, with the cost covered by us.
