Hidden in the valley below Ragusa Ibla, there is private 10-hectare estate waiting for someone to bring it back to life.

Seven mills dating back to the 11th century, surrounded by agricultural land and the dramatic landscape of the Hyblaean countryside.

The estate already has municipal approvals in place for a hospitality focused restoration project of up to 74 guests, including private villas, suites, a restaurant and equestrian facilities.

Asking price: €1.7M

Comment “MULINI” and I’ll send you the full project details.

These before photos of my house in Modica are a perfect example of why vision matters.

The best opportunities often need work, but success comes down to understanding potential, preservation, renovation costs, and total budget.

That’s my specialty: navigating property consulting, interior design and turnkey project management.

Buying in Sicily or planning a renovation elsewhere? Send me a DM.

Asking price: €1.7M

I work with investors and hospitality operators looking to acquire and develop properties in Sicily: from identifying opportunities and assessing their commercial potential, to acquisition strategy, negotiations, due diligence coordination and, where relevant, the design and development of the finished hospitality concept.

Comment “DETAILS” and I’ll send you the full investor brief for Parco dei Mulini.

What kind of budget do you need to buy a house in Sicily?

A €25k house with €100k of work to do isn’t necessarily a bad investment. A €25k house when you only have €30k to spend probably is.

I help clients find the right place, at the right price.

A few years ago I became really selective about the projects I take on.

I wanted to focus on historic restorations, with clients who wanted to respect original features and designs while giving guests a totally unique experience.

My work focuses on relationships: my relationship with my clients is first. I’m blessed with my clients trust, and always honour that.

Then comes my relationships with my workers. Working together to brainstorm solutions and ideas for how to execute my vision is one of the best parts of the project.

Finally, the project ends with the relationship between my vision and the guests who come to stay. My goal is to give them an experience of the place, surpassing their expectations and making them dream of coming back.

This particular project is still in progress, but I can’t wait to show you what we’ve come up with. In the meantime you can spy the moodboard…

PS I work on design projects worldwide, not just Sicily and Malta.

If your imagination lives on the edge of history and fantasy, you should send me a message about your project.

I’m just a designer with an obsession for old houses, so don’t come for me if you are an actual expert.

What I can tell you is what I’ve learned from living here, speaking to sellers and helping other foreigners navigate the same dream that brought me to Sicily.

Because dreaming about Sicily is easy. Finding the right town, the right house, understanding renovation costs and actually making it happen is the harder part.

That’s where I come in.

Follow along to see if Sicily might be right for you. 🇮🇹

A house can be cheap for the right or the wrong reason.

Some locations are cheap because they’re losing population, jobs and demand.

Others are cheap because tourism is just emerging and prices haven’t caught up yet.

My job is to find the right place, at the right price and the right time.

If you’re thinking about buying in Sicily, I offer 1:1 strategy consultations where we assess your goals, budget and the markets worth considering before you start looking at properties.

Send me a message to book.

No one is buying a house in Italy because you fall in love with a building, but because you fall in love with the lifestyle.

Slow cups of coffee and spoonfuls in the morning, to the pause between lunch and afternoon hours in the shops.

Every corner has cinematic beauty that invites you to pause, to slow down, to enjoy.
