A lot of people think HDB rules very simple: โMOP 5 years then can sell already lah.โ
But if you get this wrong, your whole plan to upgrade or buy resale can kena stuck.
1๏ธโฃ MOP: Not Always Just 5 Years
Most flats: MOP is 5 years, but some are longer (Prime/Plus projects, SERS replacement, certain special cases).
Donโt anyhow count from key collection date.
Always log in to HDB Flat Portal to see your actual MOP before planning to sell or buy.
2๏ธโฃ To Sell Your HDB
Before you even think of listing, make sure:
You have fulfilled MOP for your flat.
You meet HDB rules (e.g. citizenship requirements, rules on owning other local property).
If not, even if buyer loves your place, HDB still can say โnoโ.
3๏ธโฃ To Buy a Resale HDB
You must pass HDB resale eligibility, things like:
Citizenship & family nucleus.
Your household type (SC/SPR couple, SC single 35+, etc.).
Whether you need to sell off any other property.
Whether your income and loan can qualify under your HFE.
Donโt just see nice unit online then chiong offer, later realise youโre not even eligible.
