We wanted to take a moment to introduce ourselves and share a little bit about who we are and why this shared kitchen space means so much to us!
Our names are Ivonne and Chelse, and we both own our own food-based businesses that were built and grown from shared kitchen spaces over the last several years. Having access to a licensed commercial kitchen helped us pursue our dreams while keeping overhead costs manageable — and now we want to help others do the same!
Ivonne, alongside her husband Greg, is the owner of the amazing German food truck, Holzinger’s Imbiss . Born and raised in Germany, Ivonne grew up learning authentic German recipes straight from her grandmother’s kitchen. Her passion for traditional cooking and homemade meals inspired her to share those recipes with the community through their food truck journey.
What started as a dream quickly grew into a successful business known for its authenticity, quality, and heart. Their food is more than just a meal — every schnitzel, homemade side, and traditional recipe carries years of family tradition, love, and dedication.
Ivonne and Greg have already been featured in multiple local articles praising the quality of their food and the passion they bring to every event they attend. Most importantly, they are genuine people who care deeply about supporting their community and helping other small businesses succeed.
Thanks to the opportunity provided by a shared commercial kitchen, Ivonne was able to turn generations of family recipes into a growing business and share a piece of her heritage with others.

Chelse was born and raised right here in Beaver County, and her love for baking began as a little 5-year-old girl making apple pies for her dad in her Gram’s kitchen. What started as childhood memories and family traditions has grown into a successful custom bakery business built with passion, creativity, and dedication.
Chelse is the owner of Dulce by Chelse Custom Cookies and Cakes, specializing in custom sugar cookies, cakes, and cupcakes designed to make every celebration feel extra special. From birthdays and weddings to corporate events and holidays, her luxury dessert creations are designed to add that perfect “wow” factor to any dessert table. ✨
For the last 7 years, Chelse has continued growing her business right here within this same shared kitchen space. Over the years, she has had the opportunity to create custom cookies for well-known names including the Pittsburgh Steelers and Sherwin-Williams, along with countless local businesses, families, and special events throughout the community.
You can also find her cookies at many Chocolate Boutique locations during major holidays, especially from September through May!

Our goal with this kitchen space is simple: to provide a fully state-compliant, affordable commercial kitchen for entrepreneurs in our community who are running — or dreaming of starting — a food-based business.
