A rendering of the Primary Bathroom in our Modern Mediterranean project.

Antiqued limestone floors, plaster walls, reclaimed beams, zellige tile, and unlacqered brass come together to create a warm palette. We especially love the juxtaposition between the patinated bronze tub and the soft, sheer drapery. We can’t wait to see this one come to life!

As seen in : A Warm and Textural Take on Modern Austin Living

It can be challenging to add soul and patina to new construction projects, especially in Texas where room sizes can be quite large and feel a bit overwhelming. We were very cognizant of adding warmth by incorporating wood finishes and live metals—and sprinkling in vintage lighting and furniture pieces in each room to add charm and patina.

A few after and before’s of our Stratford Hills living room. Modernizing the space started with expansive new windows and clean architecture, however we thoughtfully layered the old and new through furnishings and finishes. The result feels fresh, timeless, and layered.
