With summer on the horizon, we’re daydreaming about salty breezes, sun-soaked afternoons, and charming walkable coastal towns. Today, we’re revisiting one of our favorites: Seaside, Florida.

Take a step back in time with this beautiful view of The Seaside Lyceum Building, a landmark on Seaside’s Town Square brought to life through a remarkable collaborative effort led by architect and urban designer Daniel Solomon.

Every detail, from the thoughtfully crafted architecture to the sweeping canopy of towering crowned palms, captures the distinctive beauty and timeless spirit of Seaside.

Entitlement delays can add 12–24 months and millions in carrying costs to a project.

Every complex project reaches a moment.

The vision is clear.
The investment is real.
But approval is uncertain.

Multiple stakeholders.
Public scrutiny.
High expectations.

At the Margin District, this wasn’t just about getting approved, it was about aligning vision across the table.

What if you did this instead?

Design as a tool for alignment.

• Communicate clearly through form and structure
• Reflect the identity of the place from the beginning
• Build trust through thoughtful, intentional design

Because projects like the Margin District don’t move forward on drawings alone, they move forward on shared understanding.

"Preserving a piece of Franklin's history while creating its next chapter." The historic Handy Hardware building will remain a cornerstone of The Margin District as the project continues to take shape.

Recently, our team traveled to Northwest Arkansas for CNU34 and had the opportunity to visit several incredible sites on our last day. Our bus tour included Thorncrown Chapel by E. Fay Jones, The Stonebreaker Hotel, and we even got to stop by a few of our projects: Markham Hill, The Pendergraft Building, & Drake Farms.

We’re grateful for the strong relationships we’ve built in NW Arkansas, and we are excited to share more as Drake Farms & Markam Hill continue to take shape.

Today we are revisiting this beautiful private residence in Mountain Brook, Alabama - a refined interpretation of rustic vernacular architecture where natural materials, balanced composition, and modern craftsmanship come together with quiet sophistication.

Every element was designed to feel both intentional and timeless: an open yet intimate front porch, locally sourced stone paired with dark-stained wood siding, steeply pitched rooflines, deep overhangs, and vertically proportioned windows that invite natural light while anchoring the home within its wooded setting.

A reminder that timeless architecture is rarely about excess - it’s about proportion, materiality, and the thoughtful ex*****on of details that quietly elevate everyday living.

Please help us welcome our summer interns, Ansley Boutwell and Kali Nolin, to the Nequette team! ☀️

Ansley loved her time with us so much, she’s back for round two at Nequette! She is currently pursuing a Dual Master of Architecture & City Planning degree at Georgia Tech. Kali joins us from Mississippi State University, where she is working toward her Bachelor of Architecture degree.

We’re excited to have both of them on board this summer and can’t wait to see the creativity and energy they bring to the team.

And of course, in true Nequette tradition, we asked them a few questions so everyone can get to know them a little better.

Here goes…

Ansley:

1. What’s your go-to coffee, tea, or drink order? A chai latte if it’s cold and cloudy outside or an iced matcha latte if it’s hot and sunny, but I love both equally!

2. What’s the best trip you’ve ever taken, and what made it memorable? Best trip I've ever taken was my last Spring Break in which I went to New York, then Jackson Hole, and finally, Albuquerque. It was a whirlwind of a week but so much fun. I got to see so many new things and catch up with my friend in Jackson Hole and my sister in Albuquerque.

3. What’s your top bucket-list vacation destination, and why? My top bucket-list vacation destination is Chicago to do the architectural boat tour. Bonus points if its near St. Patty's Day so I can see the river turn green.

Kali:

1. If anyone could play you in your life movie, which actor would you choose? Tom Holland because then maybe people would associate me with Spiderman.

2. What are you looking forward to the most about working at Nequette? I am looking forward to all that I can learn, as well as being in the city.

3. You are an Olympian – are you going to the summer or winter Olympics and what are you competing for Gold in? WINTER!!!! I wish I was able to get into Figure Skating! Either Women's Singles or Ice Dance.

Thanks for playing along, Ansley & Kali. We’re glad you both chose to work with Nequette this summer!

Buyers are paying 10–20% premiums in walkable communities -
even in suburban markets.

But most “high-density” projects still ignore walkability entirely.

That’s why they feel full… but not desirable.

Edenton and Portico solve this differently:

Real streets.
Front doors.
Human scale.

What if you did this instead?

Design density around walkability first, and let value follow.

Because density without walkability doesn’t create value,
it just creates more units.
