Summer 2026 is leaning warmer, softer, and a lot more intentional.

You’re seeing less cold, perfect minimalism… and more texture, depth, and materials that actually feel lived in. Stone with movement. Warm woods. Aged metals. Spaces that don’t feel like they were designed in one day.

But trends aren’t the goal.

The best spaces take what’s current and filter it through how you actually live. You don’t need to follow every trend. You just need to know which ones make sense for your space, your routine, and how long you plan to live with it.

One thing about NYC co-op renovations. The board can slow you down before demo even starts.

A lot of buyers focus on the fun part first. Finishes, layout, inspiration. Then the board package goes in and suddenly the timeline gets shaky.

Three things boards usually expect upfront: a complete alteration package, a licensed and properly insured team, and a clear scope with a realistic timeline.

Miss one of those and you can lose time fast.

A real estimate breaks everything down so you know exactly where your money goes before a single wall comes down. Scope of work. Materials and finishes. Labor by trade. Permits and filing fees. Timeline with milestones. And a contingency line, because surprises happen and pretending they don't is how budgets blow up.

We include all of this on every project. Not because it's required. Because it's how you build trust before you build anything else.

Not about the contracts, clients, job sites, payroll, permits, the late nights, hard lessons, or answered prayers waiting on the other side of “someday.”

This one sounds obvious until you're three quotes deep and the cheapest one "seems fine."

The lowest number almost never means the best value. It usually means something got left out of the scope. Permits, site protection, board applications, debris removal, final inspections. The things you don't think to ask about until they show up as an extra charge.

Before you sign anything, ask for the full scope in writing. Ask what happens when something changes. Ask who's actually managing your project day to day.

The right contractor won't be bothered by those questions. They'll be relieved you asked.
